Pay Rate: $85-$110/hour (Contract) or $190,000-$225,000 (Direct Hire)

Job Description: LHH Recruitment Solutions is working with a well-respected Seattle law firm that is seeking a Transactional Attorney with at least 4 years of experience handling commercial real estate transactions and bank financing matters. This role focuses on representing commercial lenders in sophisticated financing transactions, including real estate-secured lending, construction financing, loan documentation, UCC filings, and related due diligence. The position offers significant client interaction, transaction ownership, and the opportunity to work closely with a collaborative team of attorneys and paralegals. This is a hybrid opportunity based in Seattle and is available on either a contract-to-hire or direct hire basis. An active Washington State Bar license, prior law firm experience, and experience representing banks or other lending institutions are required.
Responsibilities: - Draft, review, negotiate, and revise commercial loan and financing documents
- Represent lender clients in commercial lending, real estate finance, and secured transactions
- Manage real estate-secured financing matters from initial due diligence through closing
- Handle UCC filings, loan documentation, collateral review, and related financing matters
- Coordinate title, survey, and other real estate due diligence requirements
- Advise clients regarding construction loans, acquisition financing, and other commercial lending transactions
- Work directly with clients, title companies, borrowers, and opposing counsel to facilitate successful closings
- Assist with structuring and documenting complex financing transactions
- Maintain strong client relationships and provide practical business-oriented legal advice
Qualifications: - J.D. from an accredited law school
- Active Washington State Bar membership required
- 4+ years of transactional attorney experience focused on commercial real estate and finance matters
- Prior experience representing banks, lenders, or financial institutions required
- Strong experience with commercial lending transactions, loan documentation, and secured financing matters
- Experience handling UCC filings and related secured transaction requirements
- Familiarity with title insurance, title review, and real estate due diligence
- Previous law firm experience required
- Excellent drafting, negotiation, communication, and client management skills
- Strong attention to detail and ability to manage multiple transactions simultaneously
- Ability to work independently while collaborating effectively within a team-oriented environment
