Position Overview: The Infill Land Acquisition Manager is responsible for sourcing, underwriting, negotiating, and closing off-market infill and teardown land acquisitions on behalf of the Land Program. This role leverages a land software and intelligence platform to identify qualifying opportunities, engages directly with landowners through targeted outreach, and negotiates purchase price and closing terms within the program's buy-box parameters. The position will also include building a network of the top agents and brokers who specialize in off-market transactions within the specified sub-markets to gain access to their inventory. Success in this role is measured by deal flow, adherence to buy-box economics, and the ability to build a repeatable, off-market sourcing pipeline in a new market from a standing start.

The ideal candidate has a hunter’s mentality and thrives in a start-up type environment and is eager to become a market expert in land economics and closing deals.

Responsibilities

  • Use a software application to identify (zoning, comparable sales, ownership and skip-tracing, competitor and building-permit data) and prioritize off-market infill and teardown acquisition targets within approved sub-markets.
  • Conduct direct marketing and direct-to-owner outreach (mail, calls, in-person contact, skip-traced leads) to generate off-market deal flow independent of on-market listed inventory.
  • Build and maintain relationships with local brokers, attorneys, title companies, and estate representatives to surface opportunities ahead of competing buyers.
  • Underwrite each opportunity against the program's buy-box formula (ARV, demolition cost, permitting/carrying cost, design fee, target margin) to determine the maximum supportable offer price.
  • Have a working knowledge of the AR Franchising architectural plan collection to determine highest and best use of each lot opportunity
  • Negotiate purchase price, contingencies, and closing terms; keep every executed deal within buy-box parameters or escalate exceptions for approval before proceeding.
  • Manage the acquisition process end-to-end from initial contact through closing, coordinating with any brokers involved (if applicable), legal, title, and the finance team.
  • Track sourcing activity, pipeline, and deal outcomes; report on deal-flow volume and buy-box adherence.
  • Partner with stakeholders to confirm site suitability ahead of purchase.

Qualifications & Experience:

  • 3+ years of experience in land acquisition, real estate investment/development, or a closely related field; teardown/infill or land-banking experience strongly preferred.
  • Active real estate license is strongly preferred
  • Working knowledge of land intelligence/GIS platforms, zoning, comparable sales, and parcel-level data.
  • Demonstrated ability to generate off-market deal flow through direct-to-owner outreach, not solely brokered/listed opportunities.
  • Strong negotiation skills and comfort structuring and negotiating purchase agreements and closing terms.
  • Working understanding of real estate underwriting (ARV, cost stack, target margin) sufficient to apply a buy-box formula independently in the field.
  • Existing local relationships (brokers, title, legal) in the target sub-market a strong plus.
  • Self-directed and comfortable building a new market pipeline from scratch, with minimal existing infrastructure.

Travel Requirements:

  • Travel up to 25% may be expected.
