What You'll Do
Reporting to the SVP, Asset Management, the Vice President, Asset Management leads asset performance across Wallick's affordable housing and senior living portfolio. This player-coach role leads Senior Asset Managers and Asset Managers while staying hands-on with portfolio performance, capital planning, investor and lender relationships, risk management, and cross-functional accountability. The VP turns asset strategy into action to strengthen community performance today and preserve long-term value for the future.
  • Oversee financial, operational, regulatory, and physical performance across affordable housing and senior living assets.
  • Monitor KPIs, business plan progress, budget variance, occupancy, NOI, compliance risks, capital needs, and asset-level performance trends.
  • Review and approve annual budgets, business plans, capital investment recommendations, and corrective action plans for underperforming assets.
  • Recommend acquisition, disposition, refinancing, repositioning, and value-enhancement strategies that support Wallick's mission, portfolio performance, and investor value.
  • Partner with Development and Finance on pre-development underwriting, closing activities, construction-phase performance, and 8609 milestones.
  • Lead, coach, and develop Senior Asset Managers and Asset Managers with clear expectations, measurable goals, and accountability standards.
  • Build shared accountability with Development, Operations, Compliance, Finance, investors, lenders, and executive leadership.

What We're Looking For
You are a strategic, hands-on leader who is financially disciplined, service-minded, direct yet constructive, and comfortable building accountability across teams. This role is based in Wallick's corporate office in New Albany, Ohio, with occasional travel based on business needs.
Basic Qualifications
  • Bachelor's degree in finance, Real Estate, Business Administration, Accounting, Healthcare Administration, or a related field.
  • 7+ years of progressive experience in asset management, development, real estate operations, affordable housing, senior housing, assisted living, or multifamily housing.
  • Experience managing complex real estate portfolios and leading teams or cross-functional initiatives.
  • Advanced financial analysis, budgeting, forecasting, business planning, and portfolio analytics skills.
  • Ability to influence outcomes, build trust, and drive accountability across business units and external partners.
  • Strong communication skills, with the ability to present performance, risk, and recommendations to executive audiences.

Preferred Qualifications
  • Deep knowledge of affordable housing programs, financing structures, regulatory requirements, and the development lifecycle from pre-development through 8609 issuance.
  • Experience with senior living, assisted living, or mixed affordable housing and senior housing portfolios.
  • Experience partnering with investors, lenders, public agencies, owners, operators, and development teams.
  • Track record improving underperforming assets through structured action plans, disciplined follow-up, and cross-functional partnership.
  • Experience building reporting routines, scorecards, dashboards, or portfolio review processes that improve decision-making.
