Job description

T&H Realty Services is seeking an experienced Single-Family Portfolio Property Manager to oversee a portfolio of approximately 350-450 scattered-site residential homes throughout the Indianapolis market.

This is not an on-site multifamily role.

This position focuses on portfolio oversight, owner communication, turnover coordination, and cross-functional execution, serving as the primary point of contact for property owners and partnering with resident relations, leasing, maintenance, accounting, and field teams to drive portfolio performance.

If you have experience managing single-family rental portfolios and enjoy balancing owner relationships with operational execution, this may be the right next step.

We hire for this role regularly. While we may not have an immediate opening today, we're always interested in connecting with experienced candidates for upcoming opportunities.

What This Role Looks Like

You will manage your portfolio from a strategic and communication-driven perspective. You are not in the - but you are deeply connected to what is happening across your homes.

Your focus includes:

  • Serving as the primary point of contact for property owners
  • Advising owners on turnover scope, performance, and property decisions
  • Coordinating approvals and funding for turnovers and large work orders
  • Overseeing security deposit finalizations and documentation
  • Managing escalations with professionalism and accountability
  • Monitoring aged inventory
  • Partnering closely with resident relations, maintenance, leasing, accounting, and field evaluators
  • Ensuring clear, proactive communication across all stakeholders

This is a portfolio-based role requiring prioritization, ownership, and strong communication skills.

Required Experience

To be considered, candidates should have:

  • 3+ years of direct single-family rental property management experience
  • Experience managing a portfolio of 350+ scattered-site homes preferred
  • Experience serving as the primary contact for property owners or investors
  • Strong understanding of turnovers, security deposit reconciliations, and vendor coordination
  • Comfort managing high email and communication volume
  • Experience using property management software (AppFolio, Rentvine, Yardi, etc.)

Multifamily-only experience without exposure to a single-family portfolio may not be considered.

Who Thrives in This Role

  • Highly organized professionals who manage by priority, not panic
  • Clear communicators who can explain decisions confidently to owners
  • Individuals who enjoy autonomy and accountability
  • Problem-solvers who anticipate issues instead of reacting to them
  • Professionals who prefer coordination and strategy over constant fieldwork

Compensation & Schedule

  • Salary range: $55,000-$65,000 (based on experience)
  • Performance-based year-end bonus potential
  • Spot recognition bonuses throughout the year
  • Monday-Friday, 8:30 AM - 5:00 PM
  • Hybrid schedule (1-2 days in office, remainder remote)
  • Full benefits package

Why T&H Realty Services

  • Established, locally respected property management firm
  • Smaller company culture with strong cross-team collaboration
  • Defined processes with room for professional input and improvement
  • Focused portfolio model with departmental support structure

You will not be just another manager in a 60,000-home operation.
Your portfolio matters here - and so does your voice.

Apply with resume and salary requirements.
