Lease Up information

What are some typical challenges faced during a lease up period and how is success measured in this role?

During a lease up period, a major challenge is generating sufficient interest in a new property and quickly converting prospects to residents under tight deadlines. Success in this role is commonly measured by occupancy rates, speed of lease signings, and resident satisfaction. Lease Up specialists often collaborate with marketing teams and property managers to develop promotional strategies and create a welcoming environment for new residents. Adaptability and problem-solving are also important, as the early stages can require troubleshooting processes and rapidly responding to feedback. Working in a fast-paced, team-driven environment offers valuable experience and can lead to future advancement opportunities in property management or leasing leadership positions.

What is a lease up?

A Lease Up job involves managing and marketing newly constructed or renovated rental properties to quickly attract and sign tenants. Leasing professionals in these roles focus on generating leads, conducting tours, and closing leases to ensure high occupancy rates within a set timeframe. Strong sales, customer service, and marketing skills are essential. Lease Up specialists may work closely with property managers and developers to implement pricing strategies and promotional campaigns. Once occupancy goals are met, the property transitions into regular operational management.

What are the key skills and qualifications needed to thrive in the lease up position, and why are they important?

To excel in a Lease Up role, candidates need strong sales abilities, knowledge of property management principles, and experience with leasing documents and fair housing regulations. Familiarity with property management software like Yardi, MRI, or AppFolio is often required. Outstanding interpersonal skills, proactivity, and a customer-focused attitude help build relationships with prospective residents and teams. These qualities are crucial for quickly filling vacancies, maintaining compliance, and ensuring a successful lease-up of new properties.
