Job description

Reporting to the Director of Construction Management, the Project Manager, Construction will support the new construction team across a range of affordable multifamily housing projects. The role is responsible for reviewing design drawings and specifications to ensure compliance with Standard Communities’ guidelines. Additionally, the Project Manager, Construction will conduct site visits to monitor construction progress and ensure alignment with project schedule, budget, and quality standards.

Responsibilities:

  • Manage and oversee multiple affordable multifamily construction projects from preconstruction through final completion
  • Review design packages Architectural and Engineering drawings, specifications, and submittals to ensure compliance with company standards, project requirements and to overall coordination (avoiding future opportunities for errors and omissions)
  • Assist in reviewing GC’s estimates and proposals, to ensure no scope gaps and recommend value engineering options where applicable to optimize cost without compromising quality and maintain Standard Communities guidelines
  • Attend recurring weekly or bi-weekly design meetings and coordinate project requirements with our internal development team, the design consultants, General Contractors, and stakeholders to ensure smooth project execution and resolve any conflicts that occur during design
  • Conduct early meetings with authorities having jurisdiction (AHJs) and utility providers (e.g., local power, water, fire marshals) to:
    • Introduce Standard Communities, identify the key decision-makers for each AHJ, and maintain their direct contacts for future communication if needed
    • Present our project and obtain feedback on planned delivery dates, including the phasing plan
    • Review required project inspections, notice periods for each inspection, and lead times for transformers and meters to help prevent construction delays, and incorporate this information into the GC’s project schedule
    • Three months prior to the delivery of the first phase, conduct follow-up meetings to review final inspections requirements and re-present our phasing plan, obtaining feedback and commitments from AHJs and utility providers to help ensure timely project delivery
  • Conduct regular site visits (out of state sites are typically 1–3 days per trip) to monitor and document construction progress, verify actual milestones vs planned, prepare reports, and communicate project actual progress
  • Track project schedules (including review of schedule logic) and proactively address delays or risks with project stakeholders maintaining project schedule, and mitigate any delays using suitable project management tools
  • Monitor project budgets with internal development team
  • Provide initial review and approval of all payment applications, change orders and cost reports throughout the project lifecycle; final approvals shall be provided by development team
  • Review and assess the General Contractor's three-week look-ahead schedule regularly to monitor upcoming activities, identify potential risks, and ensure alignment with the overall project schedule
  • Ensure compliance with local codes, regulations, and permitting requirements
  • Monitor and track long lead items with the General Contractor, ensuring timely procurement and release to prevent schedule impacts and maintain project milestones
  • During site visits, work directly with the General Contractor and Engineer of Record to resolve any conflicts, and verify that quality control procedures are properly implemented and maintained by the General Contractor
  • Collaborate with the Director of Construction Management on strategic planning and process improvements
  • Document any lessons learned during design/construction and implement it in future projects

Qualifications:

  • Bachelor's degree in Engineering, Architecture, Construction Management, or a related field
  • 5+ years of experience as a Project Manager with a General Contractor, overseeing residential housing projects and managing subcontractors across all trades
  • Strong command of construction drawings, specifications, and the full project lifecycle
  • Collaborative, team-oriented professional with the ability to build and maintain trust with both internal and external stakeholders
  • Demonstrated ability to manage multiple projects simultaneously while maintaining a high level of organization and attention to details
  • Proactive, solution-driven mindset with the ability to anticipate challenges and address them before they escalate
  • Highly dependable and committed, with a consistent track record of meeting deadlines and following through on responsibilities
