Position Title: Property Manager
Location: TX, El Paso

Description:

Onsite Property Managers are responsible for the day-to-day operations of the apartment complex (physical asset) they are assigned to. They must work well in a team-oriented environment and be able to manage their assistant property manager and maintenance team (if applicable). In addition, they support in other areas outlined in other duties.

Pay Rate: Starting $15/hr. up to $25 hourly* plus incentives

Essential Functions

  1. Timely collection of rents and other fees.
  2. Maintain daily inspections of curb appeal, signage, patios, common arears, grounds and parking lots.
  3. Answering phone calls and returning voicemails.
  4. Submitting maintenance requests and dispatching maintenance through internal Maintenance system.
  5. Maintain consistent communication with residents on payment plans and/or applying for rental assistance.
  6. Maximizing potential revenue by maintaining physical and financial numbers.
  7. Monitoring turnover and working with Maintenance Regional to complete make ready product.
  8. Accurately fill out and submit legal documents for the enforcement of evictions for non-payment of rent and breach of contract.
  9. Exercise sound judgement to minimize costs and contracted vendors.
  10. Issue resident violations and violation fees when needed.
  11. Establish and maintain good working relationships among all properties.
  12. Knowledgeable on all company policies and procedures.
  13. Tour vacant apartments to prospects and maintain a high closing ration with follow up.
  14. Complete rental applications that include running credit checks, criminal background checks and income verification.
  15. Work with Leasing Manager and the Compliance Department to process rental applications.
  16. Ensure the safety, comfort and privacy of all prospects, residents and business partners.
  17. Be familiar with competitors and their specials by completing mystery shops and/or completing a monthly market survey.
  18. Market vacancies on Facebook, Craigslist and any additional free advertisement sources.
  19. If applicable work with Marketing Director to market vacancies on paid advertisement sources.
  20. Review and explain TAA lease agreement, addendums and resident handbook to new residents.
  21. Inspect move outs in a timely manner and process a Security Deposit Disposition.
  22. Deescalate and resolve resident conflicts on the site level.
  23. Act as a runner for any outgoing files and/or monies when applicable.
  24. Complete daily, weekly, month reports when requested.
  25. Comply with local, state and federal Fair Housing Laws.
  26. Perform any and all tasks requested by the Regional Manager and upper management.
  27. Maintain a daily traffic log to be used by marketing personnel.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. Must be able to lift and carry at minimum 25 lbs.

Physical requirements include sitting, walking, lifting, endurance, talking, hearing and the use of frequent motor skills.

Position Type/Expected Hours of Work

This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5 p.m. (hours are subject to change based off business needs) Overtime depending on business needs. (Saturdays may be required)

Travel

Personal vehicle is to be used for travel between properties or to corporate office, all within the same county.

Other Duties

Compliance –There are three components to compliance: Income qualifying, compliance with the physical standards of the property, and social service aspect for each property. Supportive Services – Along with the compliance aspect of ensuring the family moving in is considered low income by TDHCA’s definition Tropicana Properties also must provide several supportive on-site services as defined in the properties Land Use Restrictive Agreement or LURA. Administrative Requirements– Duties of an on-site property manager include the ordering of supplies, parts, and the submittal of any vacancies, move outs, and timesheets of the maintenance assigned to the property.

Leasing – This single most important aspect of any property management is leasing. You will be supporting their role by providing great customer service and by keeping the appearance of the property like new. Therefore, repairs to the exterior are important as well as holding the tenants responsible for their mess. Property Manager will also be asked to assist the leasing agents in gathering documentation to assist in qualifying these potential tenants. You will be assisting the leasing team by keeping up with your vacancies, make readies, and renewals in a timely manner.

The Property Manager is responsible for the property to which they are assigned to and is accountable to the Regional Property Manager for all day-to-day property operations. The Onsite Manager is responsible for overseeing the collection of rent, lease violations, and late fees; investigating and resolving tenant complaints and issues; preparing necessary reports, and supervision of the on-site staff/maintenance personnel. The Property Manager must demonstrate the ability to understand financial goals, operate assets in owners’ best interest, maintain accurate records of all community transactions and submit property reports on a timely basis.
