We are currently seeking a Turn Coordinator to manage the turnover process from vacancy to rent-ready status for rental units and homes. ย  ย 

General Duties and Responsibilities:

  • Create a punch list of repair items to be completed before a vacant unit is determined to be rent-ready
  • Obtain price quotes from each vendor for performing necessary repairs
  • Explain requested repair work orders to homeowners and obtain owner approval for repair work expenses
  • Send repair work orders to appropriate vendors and update them as needed
  • Coordinate with vendors on time and date for completion of the turn Identify new vendors that will perform repair work to company standards and work with Accounting on vendor setup and payment terms
  • Establish realistic but aggressive deadlines for the completion of necessary repairs and continuously follow up to ensure deadlines are met
  • Keep the Property Management team and owners updated on the status of units under turn repair
  • Conduct walk-throughs of assigned properties to ensure repairs are complete and the unit is in a rent-ready status
  • Coordinate with Maintenance immediately after move-in to ensure all systems are operational as needed
  • Complete detailed invoices describing repair work that has been completed and request funds from owners
  • Assist team with escalated issues
  • Help management monitor market trends to assist in the negotiation of pricing with vendors
  • Perform periodic audits of turns by other team members to assist management in ensuring turns meet company quality expectations
  • Back-up Turn Coordinators handling other areas and managing turns in areas with no assigned Turn Coordinator
  • Complete required documentation and term files per company policy and procedure ย 

Qualifications:ย 

  • Two or more years of successful experience in a similar role
  • Ability to do field work/walk properties
  • 2 or more years of success in a similar role
  • High school diploma or equivalent
  • Strong office/administration skills
  • Knowledge of common home repair items
  • Highly customer service oriented with a professional demeanor
  • Able to manage time effectively, prioritize appropriately, and meet deadlines
  • Strong attention to detail
  • Able to communicate information and ideas in writing or when speaking so others will understand
  • Skilled in the use of Microsoft Office Suite programs, Excel in particular
  • Able to develop and maintain positive and cooperative working relationships
  • Able to read and understand information and ideas presented in writing
  • Able to listen and understand information and ideas presented in spoken words
  • Access to reliable, safe personal transportation, a valid driver's license, and evidence of required auto liability insurance coverage ย
