Job Title

Senior Transaction Manager

Job Description Summary

Position Summary: Responsible for the day-to-day transaction management oversight for a large portfolio of properties on behalf of a prominent Global Occupier Services healthcare client. This role requires developing deep knowledge of target trade areas, identifying and advancing site opportunities, managing lease negotiations, coordinating cross-functional stakeholders, and ensuring projects progress from site identification through lease execution while meeting timeline and operational requirements.

Essential Responsibilities:

  • Identify, evaluate, and prioritize potential development opportunities that align with company growth objectives.
  • Build and maintain relationships with property owners, brokers, developers and other industry professionals to generate on-market and off-market opportunities.
  • Develop and maintain in depth knowledge of assigned trade areas through regular, in person market visits, competitive analysis, market research and analysis of local real estate trends and comparable properties.
  • Conduct comprehensive site evaluations and prepare detailed site survey packages with expedited turnaround times.
  • Lead site tours for operations leaders, construction teams and/or real estate executives.
  • Serve as the primary real estate representative throughout the site selection and approval process.
  • Present site recommendations and key findings to internal stakeholders and leadership teams.
  • Collaborate with C&W and non-C&W brokerage professionals to ensure effective negotiations of business terms for a wide variety of transaction types such as renewals, acquisitions and dispositions for both owned and leased locations.
  • Lead negotiations of Letters of Intent (LOIs), lease agreements, amendments, and other real estate transaction documents.
  • Ensure operations stakeholders are informed and engaged throughout transaction progression and key project milestones.
  • Proactively identify and mitigate risks that may impact project schedules, approvals, or milestones.
  • Ensure compliance with client regulatory requirements including, but not limited to, STARK/AKS.

Required Qualifications:

  • 7+ years real estate experience in transaction management, specifically handling high transaction volumes
  • 3+ years experience with healthcare real estate preferred
  • Experience with high-level, complex transaction management including experience in contract management/compliance
  • Demonstrated success managing multiple projects and transactions simultaneously.
  • Experience working cross-functionally with operations, construction, legal, and finance teams.
  • Currently hold or the ability to obtain within 90 days a real estate salesperson license
  • Ability to read and understand commercial real estate transaction documents, such as a lease, purchase & sale agreement, sublease agreement, SNDA, estoppel, assignment agreement, etc.
  • Willingness to travel (25-50%)
  • Bachelor's degree

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate's experience and qualifications.
The company will not pay less than minimum wage for this role.
