Where will this role work?

This role services The Roosevelt in Cedar Rapids, IA (96 units of affordable housing).

Schedule & Hours:

  • The core schedule for this role will be Monday - Friday; 8 AM - 5 PM

The Caretaker position performs custodial work in an assigned portfolio of real estate. As applicable, this may include interior common areas, offices, residential apartment units, commercial spaces, and exterior grounds. Special attention to safety, predictive and preventative maintenance, and processes to support the achievement of the site's business goals and objectives is critical to overall success.

ESSENTIAL FUNCTIONS

  • Maintains exterior grounds and interior common areas in quality, presentable condition. This will include but is not limited to the following:
  • Sweeps, vacuums, mops, scrubs, waxes and polishes floors using industrial vacuum cleaners and scrubbing and buffing machines; as applicable.
  • Sometimes using ladders, dusts and washes walls, cleans ceilings and dusts and polishes light fixtures. Washes and replaces blinds.
  • Moves cabinets, boxes, furniture, crates and equipment to clean areas. May remove stains from such surfaces as rugs, drapes, walls, and floors using chemicals and cleaning solutions.
  • May also sweep walks, rake leaves, remove snow or perform other incidental seasonal tasks.
  • Assists maintenance with preparing and turning vacated apartment units within a 24-hour period (5 days if not immediate). All vacated apartments must be painted, thoroughly cleaned, carpets shampooed and repairs done in a timely and impeccable manner.
  • Assists in scheduling and completing preventive maintenance for buildings and building equipment.
  • Walks property at regular intervals (daily) to ensure resident/tenant property rules are being followed and that the property is clean and orderly and in good maintenance condition.
  • Comply with safety regulations and maintain clean and orderly work areas.
  • Maintains customer service and excellent relations with residents, tenants, vendors and other external or internal organizations.
  • Keeps management informed at all times in the areas of: property conditions, resident/tenant complaints, suggestions for improvement of property performance.
  • Must be respectful of resident/tenant privacy, including specific commercial tenant needs.
  • Reviews turnover schedule regularly with management team.
  • Reports resident/tenant lease and policy violations to management.
  • Adheres to Sherman Associates attendance policy, grooming and appearance standards, general work rules, and department procedures.
  • Maintains a clean and safe work environment, follows all procedures for client and employee incidents and is knowledgeable for hotel emergency procedures.
  • Ensures compliance with federal, state and local laws regarding health and safety services.
  • Attends all required department and company meetings.
  • Other tasks & duties as assigned based on business need.

MINIMUM REQUIREMENTS

Education & Experience

  • 1-3 years of experience in custodial or janitorial work. Ideally in residential or commercial real estate.

Required Skills & Abilities

  • Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions.
  • As applicable, must possess a valid driver's license, reliable vehicle with insurance and safe DMV driving record.

  • Office hours may vary due to the specific needs of the portfolio.

WORK ENVIRONMENT

  • While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.
  • This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
  • Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment, quiet to moderate noise level.

PHYSICAL REQUIREMENTS

  • Must have the ability to move around freely throughout the property and office, and necessity varies from day to day.
  • Must be able to lift, push, and pull up to 50 pounds.
  • Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening, and hearing ability and visual acuity.

  • Must successfully meet criminal background screening requirements for position.
