TENANT IMPROVEMENT SUPERINTENDENT

Olenisseekinga motivated and experienced individual to join ourin-house Constructionteam as aTenant Improvement Superintendentsupportcommercial jobs in the North Orange County area.Under the direction of the Director of Construction, the Tenant Improvement (TI) Superintendent will simultaneously run multiple tenant improvement projects, ensuring that the project is being completedin accordance withCompany standards and procedures as well as all local,stateand federal laws and codes.

ESSENTIAL TASKS AND RESPONSIBILITIES:
  • Schedule subcontractors, ensuring they adhere to all plans, schedules, jobsiterulesand building codes
  • Supervise all onsite work
  • Schedule andfacilitatejob-site inspections
  • Manage the tenant/ownership side of projects by communicating effectively with tenants and coordinating with property managers and leasing teams.
  • Assist Project Manager with bidding process
  • Receive finals
  • Conduct walk-throughs with tenants at project completion and develop punch list
  • Complete punch list and obtain tenantsignoff. May perform punch list duties and use hand and powertoolsas necessary.
  • Maintaina safe and clean work site including buildingcommon areas.
  • Additionaltasks as assigned
QUALIFICATIONS AND CRITERIA:
  • To perform this job successfully, an individual must be able to perform each essential duty, and assigned tasks, satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or abilityrequired.   • 3 + years of commercial tenant improvement management experience
  • Must have experience with projects ranging from 1,000 to15,000 sq ft.
EDUCATION AND/OR EXPERIENCE:

A High School Diploma or GEDrequired. Business/Trade school,Associate or Bachelor’sdegree is a plus.

TECHNICAL PREREQUISITES:
  • Working knowledge of Office 365 including Microsoft Office Excel, Word,Outlookand SharePoint.
  • Ability to read and interpret construction drawings and specifications
