Job description

Position Title: Senior Tenant Improvement Superintendent
Salary: $150,000-$190,000 / annually, DOE + Discretionary Bonus
This is an opportunity for a high-caliber Tenant Improvement Superintendent to take ownership of large, complex commercial interiors projects throughout Downtown Los Angeles, Century City, Beverly Hills, and surrounding markets. You'll lead projects from the field, drive schedules, run foreman meetings, coordinate union subcontractors and keep every moving piece accountable on projects averaging approximately 200,000 square feet. The ideal candidate is a commercial TI specialist who takes ownership without being asked, runs an exceptionally tight job site, and stays engaged from the first conversation of the morning through the last issue that needs to be solved. This team rewards people who care deeply about their work, stay close to their projects, and want to perform alongside some of the strongest professionals in the industry.
Responsibilities
  • Lead day-to-day field operations for large-scale commercial tenant improvement projects throughout the Los Angeles market
  • Own project execution from mobilization through closeout while maintaining exceptional standards for schedule, quality, safety, and communication
  • Build, manage and continuously update detailed construction schedules to keep subcontractors, milestones and deliverables on track
  • Run effective foreman meetings, coordinate union subcontractors and proactively resolve field conflicts before they impact the project
  • Maintain close communication with project managers, ownership, clients, architects and trade partners throughout every phase of construction
  • Manage subcontractor performance, site logistics, inspections, punch lists and project closeout while protecting schedule and quality
  • Take full ownership of assigned projects with the responsiveness, urgency, and attention to detail expected on high-profile commercial work

Requirements
  • 3+ years of superintendent experience specifically within commercial tenant improvement construction
  • Proven ability to independently manage commercial TI projects, with large-scale projects of 100,000-200,000+ square feet strongly preferred
  • Strong experience working with union subcontractors and navigating union-heavy construction environments
  • Demonstrated ability to run foreman meetings, hold trades accountable, and maintain an organized, high-performing job site
  • Ability to create construction schedules from scratch and actively manage them throughout the life of the project
  • Experience with Procore, Bluebeam and Microsoft Project or comparable construction management platforms
  • Strong career stability, exceptional responsiveness and a hands-on mentality with the judgment to solve problems instead of simply escalating them
