Job Summaryย 

A Maintenance Supervisor is responsible for overseeing a team of maintenance technicians and porters assigned to specific regions of properties. Ensuring the rental properties are maintained in excellent condition, both inside and out. The ideal candidate would be a leader, a trainer, self-motivated, highly customer focused, technically skilled, fast moving, and technologically proficient.

Position Details:

  • Full-Time Position
  • Hours: 40 hours per week
  • Compensation: $35.00-$38.00/hr
  • Responsibilities: Oversee 1 building with a total of 424 units

Requirements

Essential Job Functions - Position Requirementsย ย 

  • Plan and monitor the day-to-day running of maintenance and construction activities to ensure smooth operations.ย 
  • Supervise staff of maintenance technicians and provide constructive feedbackย 
  • Evaluate regularly the efficiency of business procedures according to organizational objectives and apply improvementsย 
  • Manage procurement processes and coordinate material and resources allocationย 
  • Vendor management and schedulingย 
  • Conducts all business in accordance with company policies and procedures and all state and federal regulations (such as lead based paint, ADA, Fair Housing, HAZCOM programs, and OSHA).ย 
  • Maintains knowledge of all pertinent laws and EPA/OSHA regulationsย 
  • Oversee maintenance and construction billing in coordination with accounting functionย 
  • Oversee customer support processes and organize them to enhance customer satisfactionย 
  • Review financial information and adjust operational budgets to promote profitabilityย 
  • Utilize a computer, tablet, and smartphone along with other company provided applicationsย 
  • Perform other tasks as requestedย 

Qualificationsย 

  • 10+ years of experience in property management?or a related field, with customer service experience
  • Prior experience as a maintenance supervisor managing a large teamย 
  • Strong knowledge of computers and technology including cloud-based software and applicationsย 
  • Proficient in Microsoft Office 365ย 
  • Great communication skillsย 
  • Organized and able to manage work orders for multiple prioritiesย 
  • Clean driving record with valid driver's licenseย 
  • Dependable transportationย 
  • Provide own tools to complete work orders?ย
