What You'll Do:
  • Manage residential construction projects from contract award through final completion.
  • Lead owner, architect, and contractor (OAC) meetings while serving as the primary point of contact for project stakeholders.
  • Develop and maintain project schedules, identifying and resolving delays before they impact production.
  • Coordinate field operations with superintendents, subcontractors, vendors, and suppliers.
  • Manage RFIs, submittals, shop drawings, change orders, and project documentation.
  • Review plans and specifications to ensure work complies with contract requirements, building codes, and quality standards.
  • Oversee project budgets, job costing, forecasting, and financial reporting.
  • Review subcontractor pay applications, process purchase orders and invoices, and monitor project profitability.
  • Coordinate inspections, testing, commissioning, and project closeout activities.
  • Maintain accurate daily documentation, project files, warranties, and closeout documents.
  • Champion a strong safety culture by ensuring OSHA compliance, conducting safety meetings, and supporting incident prevention.
  • Build lasting relationships with clients through responsive communication, professional service, and successful project delivery. These responsibilities align with the hiring manager's project management expectations provided in the attached notes.

What You Need:
  • 5+ years of experience managing construction projects.
  • Experience in residential construction, shell construction, or related trades preferred.
  • Strong understanding of construction scheduling, budgeting, job costing, and contract administration.
  • Experience managing RFIs, submittals, change orders, and project documentation.
  • Ability to read and interpret construction drawings and specifications.
  • Knowledge of local building codes, OSHA safety standards, and construction best practices.
  • Strong leadership, communication, negotiation, and organizational skills.
  • Proficiency with Microsoft Office and construction management software.
  • Ability to successfully manage multiple projects and competing priorities while maintaining attention to detail.
