THE OPPORTUNITY 

At Holland Construction Services, the Preconstruction Manager is responsible for leading the preconstruction process for multiple, small to mid-size projects independently. The Preconstruction Manager leads projects that are already designed and assists the Sr Preconstruction Manager on large, complex projects. Coaches and mentors less senior team members.

WHAT YOU'LL DO

  • Proactively coordinate the preconstruction process to provide accurate costs, constructability, and scheduling information to the client and HCS Team.
  • Interface with the client to understand their needs and incorporate those needs in all budgets and related documentation.
  • Prepare estimate deliverables and presentation books for clients during various states of the preconstruction process.
  • Secure and manage distribution of project construction documents, preparation and review of bid proposal form, attachments, and bid day responsibilities.
  • Guide the Preconstruction Administrator to create Invitation to Bid notice for subcontractor communication. Review subcontractor coverage and coordinate subcontractor follow-up calls.
  • Prepare project clarifications and budget assumptions for submission to client.
  • Develop and organize Timberline estimate, include all take-off, pricing, general conditions, and all other items to develop a complete and accurate estimate.
  • Assist Operations team develop and distribute project postmortem report. Incorporate postmortem information to create unit price job cost history.
  • Assist in identifying cost for scope of work reductions and value engineering suggestions.
  • Assist in communicating sub-bid results to subcontractor market as requests arise.
  • Analyze sub bids and material quotes for scope completeness and competitiveness. Communicate with subcontractors and material suppliers to ensure a complete scope of work is provided.
  • Assist Project Managers with large scope of work change orders.
  • May assist with conceptual estimates and budgets, as needed.
  • Assist in identifying new and qualified subcontractors and material suppliers for HCS Subcontractor Database.
  • Contribute to the assembly and maintenance of project cost history records.
  • Provide detailed quantity take-off as assigned.
  • Follow up on due diligence issues including permits, financing, and regulatory approvals.

WHAT YOU'LL NEED

  • Bachelor's Degree in construction management, civil engineering or related area preferred.
  • Minimum of 5 years of preconstruction experience working for a general contractor in the construction industry.
  • Estimating experience and familiarity with projects in the commercial, retail, healthcare, light industrial, educational, multi-family, and recreational markets.
  • Extensive knowledge of company procedures, estimating techniques, engineering disciplines, cost control systems, and accounts required.
  • Advanced proficiency in mathematics and MS Office.
  • Experience with Timberline, MS Project, AutoCad, Revit, Ag-Tek, Bluebeam, On-Screen Take-Off (or similar) preferred.
  • Strong communication, relationship, and facilitation / presentation skills.
  • Ability to build rapport and speak to clients, employees, and all levels of leadership, clearly, professionally, and tactfully.
