Job Summary
The Construction Manager serves as the on-site community representative and supports Sun’s Construction Services team in managing assigned expansion, development, and capital projects. This role is responsible for ensuring projects are completed on time, within budget, in accordance with approved plans, and meet quality standards.
The Construction Manager collaborates closely with Community Managers and Regional Vice Presidents (RVPs) to guide and assist in the completion of capital projects at the community level, overseeing all phases from design through completion.
Job Duties
  • Works with Construction Services leaders to manage construction of expansion, development, capital, and maintenance projects. (Essential)
  • Acts as Sun's representative to manage contractors, subcontractors and vendors to ensure projects are completed on time and within budget (Essential)
  • Inspects construction projects to ensure it is progressing in accordance with plans, specifications and regulatory requirements. (Essential)
  • Reviews and analyzes contract proposals and assists in selection of qualified contractors to complete capital improvement within the budgeted amount. (Essential)
  • Monitors capital projects as assigned from design to completion. (Essential)
  • Works in partnership with Operations Leadership assisting communities with development of construction capital budgets. (Essential)
  • Works with community management to address construction or facility issues, develops solutions, and follows through with implementation.
  • Addresses maintenance related issues and develops procedures for communities to implement.
  • Meets with governmental and municipal agencies to ensure project compliance.
  • Solves problems that arise during construction by escalating concerns to appropriate team members and actively participating in resolution communication.
  • Guides and assists communities with setting of homes, while ensuring the community is trained how to manage the process.
  • Other duties as assigned.
Requirements
  • High School Diploma or GED (Required)
  • Relevant degree or equivalent experience (Preferred)
  • 5 years in related job experience in construction and/or utilities management (Required)
  • Thorough knowledge of and ability to read and understand construction drawings and documents.
  • Ability to effectively communicate with both field management and senior management.
  • Ability to project track and report through analytical documentation.
  • Ability to work well independently as well as on a team
  • Demonstrated ability to manage multiple competing priorities
  • Excellent organizational skills
  • Must have a valid driver's license
  • Ability to successfully lead others to live Sun’s culture and produce quality results
  • Ability to travel by car or plane with overnight stays as required: 40-60%
