Job description

Job Summary/Company: Sparks Group has partnered with a university housing department to identify an experienced and service-oriented Leasing Manager to support operations at a graduate student housing community located in Ballston, Virginia. This individual will serve as the primary point of contact for resident leasing and housing administration while working closely with property management leadership to ensure a seamless and positive experience for student residents.

The ideal candidate is a self-starter who thrives in a fast-paced environment, demonstrates patience and professionalism when working with students, and possesses exceptional organizational and communication skills. This role requires someone who can quickly step into the position with minimal training, making prior StarRez experience and a background in student housing highly preferred.


Responsibilities:
  • Oversee and manage all aspects of the student housing selection, assignment, and leasing process, ensuring a smooth experience for residents from application through move-in.
  • Perform full-cycle leasing activities, including greeting and qualifying prospective residents, conducting community tours, showing apartments, processing applications, preparing lease documents, and coordinating move-in packages.
  • Utilize StarRez and other housing systems to maintain accurate resident records, housing assignments, occupancy reports, and space allocation data.
  • Coordinate resident check-in and check-out procedures, manage room change requests, and maintain up-to-date housing databases.
  • Partner closely with property management leadership to support occupancy goals through effective resident retention, renewal strategies, and consolidation efforts.
  • Assist in the development and execution of marketing and outreach initiatives designed to increase awareness of available housing options and generate prospective resident interest.
  • Monitor market conditions and occupancy trends to identify opportunities for maximizing leasing performance and revenue generation.
  • Manage resident billing functions by ensuring the timely and accurate processing of housing charges, payments, and account reconciliations.
  • Serve as a knowledgeable resource for residents by responding promptly and professionally to inquiries related to housing processes, payment options, and community policies.
  • Work collaboratively with internal stakeholders and the property management team regarding maintenance charges, reassignment requests, and other operational matters affecting the resident experience.
  • Ensure resident records and documentation remain complete, accurate, and compliant with applicable housing requirements.
  • Develop and maintain relationships with university departments, local organizations, and community partners to support leasing and resident engagement initiatives.

Qualifications/Background Profile:
  • Bachelor's degree from an accredited institution or an equivalent combination of education and relevant experience.
  • Minimum of 3 years of experience in university housing, student housing, or a related residential leasing environment.
  • Hands-on experience with StarRez is required.
  • Strong proficiency with Microsoft Office Suite and Google Workspace.
  • Excellent interpersonal, written, and verbal communication skills.
  • Strong organizational abilities with exceptional attention to detail and the ability to manage multiple priorities.
  • Demonstrated ability to work independently, exercise sound judgment, and effectively support a diverse student population.
