A staff appraiser assesses a property or home for real estate agents and banks to determine its value. Unlike independent contractors, staff appraisers are employees of their organization and are assigned clients and deadlines based on the company's timelines. As a staff appraiser, you travel to the property needing appraisal and examine physical conditions, structural integrity, and the value of neighboring properties for comparison. You also note the need for follow-up inspections or safety concerns you may have observed. To complete your report, you must research the history of a property and verify compliance with all regulations and safety standards to determine the value of the property accurately.
| Criteria | Staff Appraiser | Appraisal Analyst |
|---|---|---|
| Required Credentials | Real estate license, appraisal certification (e.g., AQB) | Often similar, may require certification or licensing depending on role |
| Work Environment | Field inspections, property evaluations, report writing | Data analysis, market research, report preparation |
| Employer & Industry Usage | Real estate firms, banks, government agencies | Financial institutions, appraisal firms, consulting companies |
| Common Search & Comparison | Yes | Yes |
While both roles involve property valuation, Staff Appraisers typically perform field inspections and property evaluations, requiring real estate licenses and appraisal certifications. Appraisal Analysts focus more on data analysis, market research, and report writing, often working in office settings. Both roles are integral to the appraisal industry and share similar credentials, but their daily tasks and work environments differ.
