Job Title: Property Manager
Join a fast-moving, rapidly growing commercial real estate investment firm. We are seeking an experienced and proactive Property Manager to oversee the day-to-day operations, financial performance, and tenant relations for a portfolio of commercial properties. The ideal candidate is a strong communicator, detail-oriented, and able to manage multiple priorities with a hands-on approach.
Strategic Planning amp; Oversight:
  • Collaborate with leadership and leasing teams to identify property enhancement opportunities that drive value and tenant satisfaction with commercial properties.
  • Supervise maintenance staff and vendors to ensure high-quality property conditions and timely issue resolution.
  • Contribute to capital improvement planning and maintain accurate property documentation including site maps and utility layouts.
Property Operations amp; Compliance:
  • Manage daily operations of commercial properties to ensure cleanliness, safety, functionality, and regulatory compliance.
  • Conduct regular property inspections and coordinate preventive maintenance and repair work.
  • Implement and monitor risk management practices, sustainability initiatives, and compliance with local laws and industry standards.
  • Respond promptly to incidents, emergencies, and tenant concerns.
Financial Management:
  • Assist with preparing and management of annual budgets, forecasts, and financial reports for assigned properties.
  • Oversee rent collection, tenant billbacks, expense tracking, and monthly reporting as needed to Asset Management and/or Accounting.
  • Review and approve vendor contracts, project expenses, and invoices, ensuring alignment with budget and insurance requirements.
  • Handle CAM reconciliations and passthrough expense management.
Tenant amp; Vendor Management:
  • Serve as the primary point of contact for tenants, ensuring lease compliance, resolving disputes, and maintaining strong, positive relationships.
  • Oversee tenant move-ins and move-outs, manage security deposits, and coordinate repairs and service requests.
  • Select, negotiate, and manage third-party vendors, ensuring performance standards and contract compliance.
  • Coordinate onboarding of new tenants and vendors and manage insurance documentation requirements.
  • Maintain current tenant maintenance records (ex: HVAC, grease trap, etc.)
Qualifications:
  • Bachelor's or Master’s degree in Business, Property Management or Finance
  • 5+ years in commercial property management
  • SC Property Management license is required
  • Competence in financial software and tools used in property management
  • Strong analytical and problem-solving skills to manage complex situations
