A day in the life

The Director, Development Services supports Prologis' Deployment and Development teams by leading site feasibility, due diligence, entitlement, and design-support activities for industrial and data center development. The role evaluates potential acquisitions, advances development and build-to-suit projects, and navigates municipal approvals, land-use requirements, and other site-development considerations. This position supports projects primarily across the Southeast region (NC, SC, GA & FL), while monitoring regulatory and municipal changes that may affect the portfolio. The role partners with internal teams, consultants, municipalities, and other external stakeholders to identify development risks, resolve complex site issues, and support informed investment and project decisions.

Key responsibilities include:

  • Lead site feasibility and layout activities, including CAD-based site planning, access, grading, stormwater management, zoning, and design-guideline considerations to support functional and compliant development plans.
  • Manage acquisition due diligence by coordinating internal and external teams, evaluating development risks, and assessing municipal approvals, environmental conditions, utilities, fees, geotechnical considerations, natural and cultural resources, offsite improvements, traffic, and right-of-way requirements.
  • Lead entitlement activities for land acquisitions and build-to-suit projects by establishing budgets and schedules, coordinating consultants and project teams, navigating public hearings, assessing entitlement risk, and supporting applications and approvals.
  • Partner with development teams to integrate customer requirements, entitlement obligations, site constraints, and regional considerations into the design of logistics and data center projects.
  • Support customer RFP responses by providing entitlement, site-planning, project-specific content, and presentation materials in coordination with internal teams.

Building blocks for success

Required:

  • 7+ years of experience in civil engineering, architecture, construction management, development services, or a similar role.
  • Experience supporting industrial development, due diligence, and municipal land-use approvals.
  • Experience with site planning, permitting, and development documentation.
  • Entitlement experience within Southeastern U.S. markets.
  • Ability to travel approximately 40% within Southeastern markets.

Preferred:

  • Bachelor of Science degree in engineering, architecture, construction management, or a related technical field.
  • Experience working from a civil engineering, developer, or owner-representation perspective.
  • Professional engineering or architecture license.
  • Data center development experience.
  • Experience using AI-enabled tools to support development or project workflows.
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

Hiring Salary Range of:

$151,000 - $190,000. Salary and whole compensation package (bonus target & LTI (Long Term Incentives) to be determined by the candidate's location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
