Job description

Salary:

Summary

The Development Associate will be key support in the life cycle development of a diverse portfolio of product types. The ideal candidate will have field, preconstruction, and development experience. They will support the Director in moving a project concept through predevelopment and into construction including support in entitlements, pricing, procurement, construction analysis, and change management.

Direct Supervisor: Director of Predevelopment and Project Controls

Location: Miami, FL

Project Budgeting and Financial Analysis

  • Contribute to the development and refinement of project budgets.
  • Track and explain variances between actual results and forecasts/budgets.
  • Prepare initial quarterly project cash flow analysis.
  • Track paid-to-date and aid in projecting remaining spend and to-be-bought items.
  • Prepare change order assessment and reviews, including quantity take-offs and cost breakdowns.

Project Management & Execution

  • Assist in monitoring and reporting monthly on project timelines, schedules, and key milestones.
  • Assist in the monitoring and reporting on construction site progress (work-in-place).
  • Participate in site inspections and provide reports for quality control, payment application review, and early warning reporting.
  • Support the Director in evaluating zoning and code compliance.
  • Update Procore project management tools to keep drawings, submittals, RFIs, financials, and other metrics up to date.

RFQ/RFP & Stakeholder Engagement

  • Assist in the compilation and organize documentation required for RFQ/RFP submissions.
  • Support the drafting and submission of RFQ/RFP responses.
  • Assist in coordinating consultant/contractor outreach and stakeholder engagement.
  • Coordinate small vendor procurement processes, including:
    • researching qualified contractors and vendors.
    • Attend interviews and evaluating proposals.
    • Assist in drafting scopes of work and recommending vendors for award.
    • Assisting with contract setup, insurance verification, and schedule coordination.

Research & Due Diligence

  • Coordinate third-party reports such as environmental, geotechnical, and survey data. Provide high level summary of the reports for consideration.
  • Coordinate physical due diligence efforts for potential acquisitions, including contract analysis, budget development, and consultant engagement.
  • Assist in securing governmental approvals, permits, and entitlements.
  • Assist in executing special projects and analytical assignments for senior leadership, delivering clear, actionable insights and recommendations.
  • Work with other departments to prepare entitlements and prepare sites for development.

Experience

  • University degree in Construction Management, Project Management, Engineering or related field.
  • Minimum 5-7 years of experience in real estate development (owner, general contractor, quantity surveyor).
  • Proficient in MS Office (Word, Excel), Primavera P6, MS Project, Procore, or similar project management software.
  • A working knowledge of accounting and financial reporting, budgeting, scheduling and processes as they relate to corporate real estate, design and construction.
  • Ability to comprehend construction drawings and specifications swiftly and thoroughly.
  • Experience participating in project teams through a virtual setting.
  • Comfortable working in a fast-paced environment with shifting priorities.
  • Willing and able to travel locally and internationally as needed (minimal).
