Job description

Position Overview

The Manager of Site Operations is responsible for managing day-to-day site operations activities and teams to ensure facilities, services, and employee experience needs are met. This role works directly with all departments, partnering with Adaptive leadership to improve workflows. Additionally, this position assists with annual budget development, translates functional strategy into operational execution, ensures safety and quality compliance, and supports business continuity and site performance. The role supports operations within regulated environments, including CAP/CLIA-accredited laboratories and GMP-controlled spaces.

Expected working hours: 7:00am - 4:00pm PST

Key Responsibilities and Essential Functions

  • Manage and prioritize daily site operations activities, ensuring consistent service delivery across offices, laboratories, and shared spaces.
  • Lead site operations staff, providing direction, coaching, and performance feedback.
  • Track team performance against defined KPIs and service-level expectations; maintain operational dashboards and systems of record.
  • Oversee vendor performance and service delivery, escalatingย issuesย and ensuring contractual expectations are met.
  • Manage vendor relationships & contracts as assigned.
  • Manage landlord and tenant relationships related to day-to-day operations, services, and issue resolution.ย 
  • Support safety, environmental, business continuity, and sustainability programs in alignment with corporate standards.
  • Participate in strategic initiatives and site projects, supporting planning, execution, and change management.
  • Manage assigned operational budgets and track expenditures against plan.
  • Monitor and enforce compliance with company policies, procedures, and regulatory requirements.
  • Ensure facility maintenance, inspections, qualifications, and repair records are appropriately documented and maintained within the Quality Management System (QMS)
  • Manage continuous improvement initiatives to improve efficiency, quality, and service delivery.
  • All other responsibilities as assigned.

Position Requirements

Required Qualifications

  • Bachelor's degree + 8 years of related experience, or Master's degree + 6 years of experience
  • Demonstrated willingness to be handson when needed to ensure success
  • Demonstrated experience leading a team, including performance management and development
  • Proficiency in Microsoft Office, SharePoint, and Visio or equivalent software
  • Excellent organizational skills and the ability to balance competing priorities
  • Excellent communication skills with the ability to collaborate cross-functionally

Preferred Qualifications

  • Experience supporting CAP/CLIA-accredited clinical laboratory operations.
  • Experience working in GMP-regulated manufacturing or biotechnology environments.
  • Experience administering facility maintenance programs, CMMS systems, and Quality Management Systems.
  • Experience managing physical security programs, badge access systems, and site security compliance requirements.
  • Experience supporting landlord/tenant and subtenant relationships within a multi-site real estate portfolio.

Working Conditions

  • This position requires on-site presence & occasional weekend or off hours work.
  • Ability to work in multiple office locations in the same metro area
  • Power & hand tools usage may also be required based upon business needs

Physical Requirements

  • Ability to lift up to 45 pounds
  • Ability to walk frequently and stand for extended durations
  • Ability to support Seattle offices and Bothell office

Compensation

Salary Range: $101,600 - $152,400

Possible "other compensation" elements to include:
