Job description

T&H Realty Services is seeking an experienced Single-Family Portfolio Property Manager to oversee a portfolio of approximately 350-450 scattered-site residential homes throughout the Indianapolis market.


This is not an on-site multifamily role.


This position focuses on portfolio oversight, owner communication, turnover coordination, and cross-functional execution, serving as the primary point of contact for property owners and partnering with resident relations, leasing, maintenance, accounting, and field teams to drive portfolio performance.

What This Role Looks Like

You will manage your portfolio from a strategic and communication-driven perspective. You are not in the - but you are deeply connected to what is happening across your homes.


Your focus includes:

  • Serving as the primary point of contact for property owners
  • Advising owners on turnover scope, performance, and property decisions
  • Coordinating approvals and funding for turnovers and large work orders
  • Overseeing security deposit finalizations and documentation
  • Managing escalations with professionalism and accountability
  • Monitoring aged inventory
  • Partnering closely with resident relations, maintenance, leasing, accounting, and field evaluators
  • Ensuring clear, proactive communication across all stakeholders


This is a portfolio-based role requiring prioritization, ownership, and strong communication skills.



Required Experience

To be considered, candidates should have:

  • 3+ years of direct single-family rental property management experience
  • Experience managing a portfolio of 350+ scattered-site homes preferred
  • Experience serving as the primary contact for property owners or investors
  • Strong understanding of turnovers, security deposit reconciliations, and vendor coordination
  • Comfort managing high email and communication volume
  • Experience using property management software (AppFolio, Rentvine, Yardi, etc.)


Multifamily-only experience without exposure to a single-family portfolio may not be considered.
