Role Description

Blue Gems Management is seeking an experienced and highly organized Property Manager to oversee the day-to-day operations of our short-term rental portfolio.

This role is responsible for ensuring properties are maintained to the highest standards, coordinating field operations, leading vendor and housekeeping performance, resolving escalated guest issues, and driving operational excellence across the portfolio.

The ideal candidate is a strong leader, exceptional problem-solver, and hospitality-focused operator who thrives in fast-paced environments and takes pride in creating seamless guest and owner experiences.

Key Responsibilities / Objectives

Operations & Property Oversight

  • Oversee daily operations across the vacation rental portfolio
  • Ensure all homes meet Blue Gems quality, cleanliness, and maintenance standards
  • Conduct regular property inspections and quality control checks
  • Create proactive maintenance and property care plans
  • Ensure homes are guest-ready at all times

Team Leadership & Accountability

  • Manage schedules and workflows for housekeeping, inspectors, and field operations teams
  • Coordinate vendor schedules and maintain accountability for service quality
  • Lead by example while driving team productivity and operational excellence
  • Support team training, communication, and performance management

Guest Experience & Owner Satisfaction

  • Handle escalated guest issues professionally and efficiently
  • Ensure operational execution supports five-star guest experiences
  • Work cross-functionally with Guest Experience teams to resolve urgent matters quickly
  • Maintain homeowner confidence through exceptional property care and communication

Systems & Process Improvement

  • Identify operational inefficiencies and implement scalable solutions
  • Support SOP development and process standardization
  • Utilize systems and operational tools to improve accountability and performance
  • Monitor KPIs related to cleanliness, maintenance response times, guest satisfaction, and operational efficiency

  • Experience in vacation rental or short-term rental management
  • Familiarity with Guesty, Hostaway, Breezeway, Lodgify, or similar STR software
  • Knowledge of housekeeping systems, inspection processes, and preventive maintenance programs
