Drucker + Falk is looking for an experienced, hands-on Maintenance Supervisor / Service Manager to join the team at Chimney Top Apartments in Antioch, Tennessee .

What You'll Do

As the Maintenance Supervisor / Service Manager, you'll oversee the physical upkeep and maintenance operations of the community while working closely with the Property Manager.

You'll lead the maintenance team while remaining hands-on when needed.

Lead the Maintenance Team
  • Supervise, train, schedule, and support maintenance team members.
  • Assign daily and preventative maintenance responsibilities.
  • Provide coaching and feedback to help employees grow and succeed.
  • Participate in hiring and employee performance decisions in partnership with the Property Manager.
  • Conduct and document monthly safety meetings.
  • Promote a strong culture of safety throughout the maintenance department.
Keep the Community Running
  • Inspect apartments, buildings, grounds, and common areas for maintenance needs and potential safety concerns.
  • Troubleshoot and complete apartment maintenance work orders.
  • Help ensure service requests are completed efficiently and with excellent resident service.
  • Oversee apartment turns and prepare vacant homes for new residents.
  • Manage preventative maintenance programs.
  • Maintain mechanical equipment and building systems.
  • Keep the maintenance shop, tools, inventory, and storage areas clean, safe, and organized.
Manage Vendors, Projects & Resources
  • Coordinate contractors and maintenance-related vendors.
  • Obtain bids and proposals when needed.
  • Help identify cost-effective repair and maintenance solutions.
  • Follow established purchasing procedures and budget guidelines.
  • Maintain equipment manuals, warranties, replacement records, and maintenance documentation.
  • Stay current on new products, equipment, repair techniques, and industry best practices.
Safety & Compliance
  • Maintain compliance with applicable OSHA requirements and safety standards.
  • Maintain required SDS and Hazard Communication documentation.
  • Monitor applicable Operations & Maintenance programs, including Asbestos, Lead-Based Paint, Mold & Fungi, and other property-specific requirements.
  • Maintain accurate records and reporting related to required O&M programs.
  • Ensure contractors, consultants, and employees follow established safety and property procedures.

Required
  • High school diploma, GED, or equivalent combination of education and relevant experience
  • Valid driver's license
  • CFC certification
  • Strong general maintenance and troubleshooting skills
  • Ability to participate in an emergency on-call rotation
  • Strong communication, organization, and leadership skills
  • Commitment to safety and excellent resident service

Leadership Responsibilities

This position may supervise up to 8 maintenance employees and is responsible for the overall direction, coordination, training, and performance of the maintenance team.

Schedule

Full-Time

Weekend hours are generally limited; however, this position participates in an occasional emergency on-call rotation and must be available to respond to urgent maintenance situations when scheduled.

Physical Requirements

This is an active, hands-on maintenance leadership position.

The role regularly involves standing, walking, reaching, handling tools and equipment, climbing, balancing, stooping, kneeling, crouching, and performing maintenance-related tasks.

The employee must be able to perform the essential functions of the position, including lifting and moving materials and equipment as required. Reasonable accommodations may be made for qualified individuals with disabilities.

Work Environment

This position involves working both indoors and outdoors and may include exposure to mechanical equipment, electrical systems, chemicals, varying weather conditions, heat, cold, moisture, fumes, and other conditions commonly associated with property maintenance.
