Now Hiring a Service Manager in Dover, DE!
We are seeking a hands-on, experienced Service Manager to oversee maintenance operations for Cannon Mills and Village of Westover in Dover, DE. In this full-time role, you will lead day-to-day maintenance across both communities while working alongside a Maintenance Technician to ensure work orders, apartment turns, preventative maintenance, and resident needs are handled efficiently.
This role is ideal for an experienced maintenance professional who brings strong technical skills, organization, and a customer-focused approach and is comfortable balancing priorities across multiple communities.
As a Service Manager III, you will be expected to:
  • Oversee daily maintenance operations across Cannon Mills and Village of Westover
  • Prioritize and complete work orders while ensuring timely follow-up and documentation
  • Manage apartment make-readies and preventative maintenance activities
  • Troubleshoot and repair HVAC systems, including Magic-Paks, appliances, plumbing, electrical, and general maintenance issues
  • Coordinate and oversee vendor work as needed
  • Maintain an organized maintenance shop and appropriate inventory of tools, materials, and supplies
  • Partner closely with residents, office team members, vendors, and leadership to deliver a high level of customer service
  • Utilize property management and work order systems to track maintenance activity and document follow-up
  • Ensure emergency preparedness and participate in the on-call rotation supporting the five Dover properties
  • Maintain a hands-on presence while helping prioritize and direct daily maintenance needs

Compensation & Incentives:
  • Pay Range: $28.00 - $32.00 per hour
  • Up to 100% Rent Discount
  • Property Staff Shared Renewal Commissions
  • Morgan Essentials: $300 quarterly
  • On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:
  • Monday - Friday: 8:00 AM - 5:00 PM
  • Paid rotating on-call participation covering the five Dover properties
  • Must be available and prepared for emergency events
  • Schedule subject to change based on business needs

What We'll Expect From You:
  • Minimum of 3 years of relevant maintenance experience
  • Prior multifamily maintenance experience strongly preferred
  • Strong troubleshooting skills across HVAC, appliances, plumbing, electrical, and general property maintenance
  • Experience with Magic-Pak systems is a plus
  • Strong organizational skills with the ability to prioritize work across multiple communities
  • High level of customer service and comfort interacting with residents, office team members, vendors, and leadership
  • Strong technology proficiency, including property management/work order systems and accurate documentation
  • Active and valid driver's license and personal vehicle
  • HVAC/EPA certification preferred
  • CPO and additional maintenance-related certifications are a plus
