EASTERN TITLE DIVISION
Job Description:
The Senior Title Examiner is responsible for examining public records and legal documents to determine the legal status of property titles. They conduct thorough examinations of property titles to identify any defects, restrictions, or encumbrances. They ensure the accuracy and completeness of title documents and provide detailed reports on their findings.
*Candidate must be in the local area to perform in person and remote searching with a minimum of 5 years of title examination, preferably in Southern Virginia (South of Chesterfield County to the NC border).
Daily Responsibilities may include:
  • Verify all property and tax information obtained is complete and correctly reported.
  • Verify all necessary maps and additional documents for customer packages are made for each search.
  • Confirm that starter base is appropriate for run start date, and all subsequent information is included in search package.
  • Review and interpret all documents, maps and instruments contained in the chain of title obtained from various property information systems from patent or an appropriate starter date.
  • Write preliminary reports and coverage specific guarantees in conformance with preferred title insurance practices, state specific guidelines and company policy for all types of property including major projects, and high liability transactions.
  • Provide document copies, research projects, color coded maps and other items as requested by escrow departments and clients.
  • Identify any defects, restrictions, or encumbrances on property titles and recommend corrective actions.
  • Work closely with clients, attorneys, and other stakeholders to resolve title issues depending on your operation.
  • Ensure all title examination activities comply with industry regulations and company policies.

Knowledge and Skills Required to be successful:
  • Comprehensive knowledge of reading legal descriptions used for real property.
  • Ability to review complex legal documents and identify any discrepancies.
  • Ability to identify issues, analyze problems and implement effective solutions.
  • Strong problem solving and critical thinking abilities.
  • Strong analytical organizational and high level of accuracy in reviewing/analyzing title documents.
  • Efficiently manage time to meet deadlines and handle multiple responsibilities.
  • Strong leadership abilities to guide and motivate the team.
  • Comprehensive knowledge of real property computer database programs, and the ability to compile accurate and complete title information abstracts from the following real property information systems.
  • Proficiency in relevant software and in-dept understanding of title examination process and legal documentation.
  • Proficiency in conducting thorough searches of public records and legal documents.

The estimated pay range stated represents the typical pay range for this position or similarly employed employees or employees performing substantially similar work. Factors which may be used to determine the actual pay rate may include, but are not limited to, education, training or experience; seniority; merit and work performance; quantity or quality of production; regional differences in compensation; differences in local minimum wages, or ability and effort.
Position's Pay Range:
$60,000 - $75,000
