Position Summary

The Portfolio Managers' role is to function as an individual contributor with leadership responsibilities to manage Food Lion's existing 1,100+ store portfolio.  The role will lead processes to renew existing leases, increase opportunities with existing landlords to improve shopping center conditions, gain additional lease term, improve Food Lion's overall financial performance through early lease renewals and create urgency across Food Lion and ADUSA Services to achieve aggressive targets.  The role will evaluate complex business situations and have ownership of chosen course of action.  The Portfolio Manager will work closely with Legal, Research and Engineering staff on matters relating to existing stores and will have responsibility for:  site/building modifications to existing stores, monitoring competitive activities, and management/assistance with real estate development reporting and lease extensions.

Principle duties and responsibilities

  • Responsible for various real estate responsibilities across the Food Lion portfolio. 
  • Collaborates on shaping the annual strategic planning for real estate portfolio activities for the Food Lion brand. 
  • Oversees all lease maintenance efforts of the portfolio, including, but not limited to LMAs, lease renewals/extensions, new vendor set-up, and landlord consents. 
  • Acts as the lead real estate resource, or lead landlord interface, for miscellaneous projects relating to existing stores such as:  Food Lion To-Go additions, securing traffic improvements, improving signage, modifying parking lots, securing easements, resolving disputes, EV chargers and IT projects. 
  • Identifies and drives strategies for navigating real estate issues and develops/implements short-term and long-term real estate solutions. 
  • Establishes and maintains strong business relationships with outside commercial real estate brokers, developers, municipal officials, attorneys, and landlords. 
  • Assists Real Estate Accounting, Leasing, Property Management, and Maintenance associates with existing store negotiation issues. 
  • Leads effort to build an effective lease renewal process to improve the company's store relevance by upgrading store exteriors, modernizing shopping centers and improving customers' visible experience with a $20B+ annual sales grocery brand. 
  • Define strategies for each market requiring unique research, assessment and deployment plans to transform the company's existing portfolio which covers 10 states and 37 DMAs.
  • Track and monitor progress of execution achievement for Senior Level communications.

Basic Qualification

  • Work experience or education background in corporate/commercial real estate or real estate affiliated field in finance, market research, law, or engineering. 
  • Proficient in web-based research skills, Excel and Word skills, familiarity with database software. 
  • Must be able to create new processes where needed, and drive accountability and execution in cross-functional environment
  • An outstanding negotiator, able to act quickly, decisively and to bring deals to closure
  • Excellent communication and relationship building skills, able to represent the company with the highest levels of efficacy and ethics within the marketplace

Preferred Qualification

  • Demonstrated track record of leadership for a high growth business unit/region
  • Advanced degree in Law, Business Administration, Engineering, or related subjects. 
  • Post-graduate real estate development certificates and/or coursework. 

Education

  • B.A./B.S. degree required.

Experience

  • 4-6 years of experience in retail corporate real estate industry 
  • Previous experience with corporate grocery retailers

  • Proficient in Microsoft Office.

  • Planning and Organization
  • ~15%, 2-3 nights/month travel is required
