Job Title Senior Real Estate Manager Location Virginia Beach, VA, US Organization Name Design-Const SS Work Schedule and Other Information There is one open real estate position within HRSD's South Shore Design & Construction Department currently. The successful candidate will work from HRSD's South Shore Main Office, located at 1434 Air Rail Avenue in Virginia Beach. The International Right of Way Association (IRWA) Senior Right of Way Professional (SR/WA) certification is an essential certification for this position; however, candidates will have one year to complete the certification if they are not currently certified. Brief Description Under broad guidance, the Senior Real Estate Manager is responsible for providing professional right of way, easement, and real estate services by working independently and through real estate agents and broker firms, engineers, surveyors, appraisers, attorneys and contractors in support of HRSD's Capital Improvement Program (CIP), service area expansion, development services, existing property inquiries, and right of entries. Job Requirements
Education
Required
• Bachelor's degree in Business Administration or related field from an accredited university, or
• Education equivalency equals two years of directly related professional experience for every year of education not completed. The stated experience is in addition to any experience used to meet the education equivalency.
Experience
Required
• Minimum of five years of technical experience in some or all the following areas: real estate acquisition and disposition, property contracts, contract law, or appraisal.
• Experience leading teams, planning and implementing work projects, budgets, procurement, and schedules.
• Excellent computer skills using MS Office (Word, Excel, PowerPoint, Outlook, Access) and Adobe Professional (or equivalent).
Desired
• Public sector property acquisition experience.
• Previous experience with negotiation or mediation.
Licenses and Certifications Requirements
Required
• Valid driver's license from state of residence.
• The following certification must be obtained within the first year of employment:
o International Right of Way Association (IRWA) Senior Right of Way Professional (SR/WA)
