Job description

This position of Senior Project Manager is based in APi's New Brighton, Minnesota office and is available due to an internal promotion. The Senior PM falls within APi's National Roofing and Siding line of business oversees a portfolio of concurrent projects, including the most complex and highest-risk work in the line of business. The Senior PM provides leadership, coaching, and performance oversight to Project Managers and Assistant Project Managers. The Senior PM delivers "Customer Centric" service in a consistent way that positions APi as an essential partner on current and future work. The Senior PM operates with broad autonomy and decision-making authority over project finances, schedule, and scope. This role is distinguished from the Project Manager level by portfolio responsibility, formal oversight of other PMs, and accountability for elevating the project management function.

Leadership:

  • Build a culture that supports the vision, values, strategy, and business objectives of Api Inc.
  • Formally develop, coach and provide performance feedback to Project Managers and Assistant Project Managers in project management methodology, customer and client relationship development, P&L ownership, and the technical skills needed to lead projects.
  • Own talent strategy for the high-performing project management team, including project managers and construction managers. Expand the team's capabilities by establishing best practices, policies, and processes, and lead hiring decisions for new team members.
  • Partner with the Director of Field Operations and field leadership to drive best-in-class project execution with safety first in every decision.
  • Lead lessons-learned and continuous improvement initiatives that shape how the PM team operates.

Division/Project Requirements:
  • Manage and execute multi-million dollar or multi-phase projects of high complexity and high risk.
  • Manage project load using established project selection criteria and balance project management resources across the team.
  • Plan and execute projects to meet safety, quality, productivity, schedule, budget, and profitability targets, conducting planning reviews before, during, and after each project.
  • Identify project changes that impact cost, schedule, or labor; ensure change orders are issued, negotiated, and processed accurately and on time.
  • Forecast and manage staffing, manpower, and crew mix to optimize productivity and support long-range project planning.
  • Gather and report project data supporting site supervision, project management, leadership, and audit compliance.
  • Own project financial health by monitoring billings, collections, cash flow, and cost against budget on assigned projects. Provide oversight of financial health across projects managed by direct reports.
  • Manage the full subcontractor lifecycle including bid solicitation, evaluation and selection, prequalification, onboarding, contract review, and execution oversight to ensure performance, compliance, and scope accountability.
  • Serve as a primary point of contact for customers; engage regularly to provide project status, lead and attend project meetings, deliver consistent progress reporting, and maintain historical project records for future reference.
  • Own strategic relationship on key accounts, including executive-level communication.
  • Conduct post-project evaluations and recommend improvements to project management procedures and company business practices.

Required Skills & Abilities:
  • Excellent verbal and written communication skills.
  • Proficient in Microsoft Office Suite and construction management software.
  • Thorough understanding of contracts, drawings, schedules, and specifications.
  • Ability to remain flexible and efficient in a fast-paced environment, make sound decisions under pressure, and manage multiple priorities while solving problems.

Qualifications:
  • Bachelor's degree in Construction Management or similar field preferred.
  • 10+ years of project management experience in the construction industry, with demonstrated experience leading and developing other project managers preferred.

Travel Requirements:
This position requires occasional travel to project sites, customer locations, and other business-related meetings. Travel is expected to average approximately two days per month and may vary based on project and business need

  • Primarily a stationary position for a considerable portion of the day (sitting and/or standing). The person in this position needs to move about inside the office to access file cabinets, office machinery, etc.
  • Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, and computer printer. Must be able to collaborate with internal and external stakeholders via face to face, conference calls, and online meetings
  • The employee will occasionally lift and/or move up to 20 pounds
  • Must be able to wear Personal Protective Equipment (PPE) in plant environment

Compensation:
The base salary range is $109,000 - $163,400 annually. This role is eligible for an annual incentive opportunity with a target potential of up to 20%, based on individual and company performance and subject to the terms of the applicable incentive plan.
