General Manager (Large Scale Master Association)
Sarasota, FL
$140,000–$170,000+ / year (based on experience) + performance bonus

OVERVIEW
This is a General Manager opportunity with one of the largest master-planned community associations in the region — dozens of sub-associations, a commercial village center, and senior living/assisted care facilities all under one umbrella. The board is seeking a strategic leader: long-range planning, capital projects, and vendor relationships, with a strong team already in place to handle daily operations.

WHAT YOU'LL DO

  • Set the community's long-range strategic direction, including capital improvement planning and reserve funding recommendations
  • Lead and develop on-site staff and department heads across dozens of sub-associations
  • Report directly to the Board of Directors and turn community priorities into an executable operating plan
  • Coordinate with outside vendors, developers, and contractors on major capital and infrastructure projects
  • Oversee operating and capital budgets, working closely with the finance team on reserve studies and assessments
  • Manage a mixed portfolio that spans residential sub-associations, a commercial village center, and senior care/assisted living operations
  • Lead the rollout and adoption of community-management software to modernize back-office operations
  • Make sure every sub-association stays compliant with governing documents, state HOA law, and CAI best practices
  • Represent the community to municipal officials, county agencies, and other outside stakeholders

WHAT IT TAKES

  • 10-15+ years managing large-scale, master-planned community associations
  • PCAM (Professional Community Association Manager) designation strongly preferred
  • Real experience managing multi-million dollar operating and reserve budgets
  • A track record of working directly with a Board of Directors and executing on their priorities
  • Experience negotiating and managing vendor and developer relationships
  • Comfortable stepping back from tactical work to focus on strategy and long-range planning
  • Familiarity with CINC Systems or similar community-management software is a strong plus
  • Strong communicator — in writing, in board meetings, and out in the community
  • Some commercial or mixed-use facilities background is a plus given the scope of this portfolio
