Position Summary


Caldwell Companies is seeking a detail-oriented and driven Residential Development Manager to join our team. In this role, you will provide project coordination and management for our large-scale master-planned communities, ensuring each project is executed with precision, efficiency, and excellence.


Key Responsibilities

  • Manage residential development projects from due diligence through horizontal construction, lot delivery, and closeout for assigned master-planned communities.
  • Coordinate and oversee consultants and contractors, including civil, geotechnical, and structural engineers, land planners, architects, and utility providers.
  • Develop and manage project schedules, budgets, and forecasts; track performance, analyze variances, and report on key milestones and risks.
  • Maintain and update development proformas in collaboration with the financial analyst and leadership team.
  • Lead bidding, contract negotiation, and contract administration, including change orders and cost controls.
Requirements:
  • Bachelor’s degree or higher, preferably in a development-related field.
  • Minimum of 4 years of relevant experience, preferably in residential or master-planned community development.
  • Strong experience with MUDs is highly preferred.
  • Excellent written and verbal communication skills.
  • Solid understanding of finance, budgeting, and accounting principles.
  • Proven ability to delegate effectively and ensure accountability.
  • Proficiency in Microsoft Word, Excel, and PowerPoint.
  • Highly organized with exceptional time management skills and attention to detail.
  • Self-starter who thrives in a collaborative, fast-paced, and dynamic environment.
