Job description

Crabapple Roofing Contractors is seeking a high-performing Senior Project Manager to lead complex commercial roofing projects. This role is designed for a disciplined operator who has successfully managed roofing projects up to and exceeding $5,000,000 in contract value and understands how to protect margin, control schedule, and navigate Reroof and GC-driven construction environments.


We are not seeking administrators. We are seeking project owners.


Position Overview

The Senior Project Manager is fully responsible for the successful execution of assigned commercial roofing projects from contract turnover through final closeout and warranty issuance.

This individual owns:

Financial performance

Schedule adherence

Contract compliance

Risk mitigation

Field coordination

Client relationships

Warranty delivery

Success in this role is measured by margin protection, schedule performance, clean closeouts, and repeat client opportunities.


Key Responsibilities:


Financial Ownership & Margin Protection

Manage roofing projects with budgets exceeding $5,000,000

Establish and maintain detailed cost tracking by cost code

Monitor labor production rates and forecast cost at completion monthly

Identify and mitigate financial risk early

Price and submit change orders within contractual timelines

Protect gross margin from scope creep, schedule compression, and unapproved work

Support accurate billing and assist with accounts receivable management

Drive timely retainage recovery



Contract & Risk Management

Perform detailed contract and Division 7 specification review

Identify scope gaps, design inconsistencies, and exposure risks

Ensure compliance with FM, ANSI/SPRI, ES-1, and manufacturer requirements

Track contractual notice provisions and deadlines

Document schedule impacts caused by other trades

Avoid execution of out-of-scope work without written authorization


Schedule Integration & Production Leadership

Integrate roofing schedule into GC master schedules

Participate in OAC and scheduling meetings

Coordinate sequencing with structural, MEP, facade, and equipment trades

Protect roofing duration from trade stacking and sequencing conflicts

Maintain 30-day and 60-day look-ahead planning

Adjust manpower strategically to maintain performance without sacrificing quality


Technical Oversight & Submittal Management

Prepare and manage roofing system submittals

Review returned submittals for compliance prior to release to field

Issue RFIs where drawings conflict or details are incomplete

Coordinate penetrations, curbs, drainage layouts, and edge conditions

Verify fastening density and uplift compliance during installation

Ensure manufacturer inspection readiness


Field Leadership & Quality Assurance

Lead and support superintendents and field crews

Conduct routine jobsite visits to verify workmanship standards, attachment methods, insulation quantities, edge securement, and drain and flashing integrity

Enforce company safety standards and OSHA compliance

Ensure required documentation and photo reporting are completed daily

Drive punch list completion efficiently


Client & GC Relationship Management

Serve as primary operational contact for GC and ownership teams

Maintain proactive, professional communication

Manage expectations and resolve issues decisively

Protect and strengthen long-term GC relationships


Performance Expectations

Deliver projects on or ahead of schedule

Maintain or exceed estimated gross margins

Provide accurate monthly cost forecasting

Minimize change order disputes

Prevent avoidable safety incidents

Complete projects with clean closeout documentation

Secure timely final payment and retainage release

Position the company for repeat business


Required Qualifications

5+ years of commercial roofing project management experience

Demonstrated success managing complex new construction roofing projects exceeding $5,000,000 in value

Strong knowledge of low-slope roofing systems including TPO, PVC, EPDM, Modified Bitumen, and coatings

Experience working within large GC-driven master schedules

Proven financial management discipline on large-scale projects

Strong understanding of wind uplift classifications, ES-1 edge metal standards, manufacturer warranty requirements, submittal and RFI processes, and contract notice and change order procedures

Strong leadership and communication skills

Proficiency in project management software and Microsoft Office

Valid driver's license and ability to travel to project sites
