Revenue Manager
Title: Revenue Manager
Division: Operations Support
Location: On-Site in the Norfolk, VA or Richardson, TX Corporate Office (please note Richardson office is scheduled to open in the fall of 2026. Position will be remote until that time)
JOB SUMMARY:
This position reports directly to the Director of Revenue Management. The Revenue Manager is responsible for driving pricing strategy and revenue performance across an assigned portfolio, with a focus on maximizing revenue, occupancy, and overall asset performance. This role partners closely with Property Management and Asset Management to analyze market trends, competitor information, and operational performance, translating insights into actionable pricing decisions that maximize revenue and support business objectives.
ESSENTIAL DUTIES AND RESPONSIBILITIES include but are not limited to:
Pricing Strategy & Performance
  • Develop and execute portfolio-level, data-driven revenue management strategies for new leases and renewals, leveraging revenue management software and supporting tools to maximize rental income.
  • Partner with Property Management and Asset Management to align pricing decisions with portfolio goals, investment strategies, market positioning and ownership objectives.
  • Lead regular pricing and performance calls to assess results, validate pricing decisions, and adapt strategies to changing market conditions.
  • Support onsite teams in the execution of revenue management strategies, ensuring consistency, compliance, and effective use of revenue management tools.
  • Drive revenue optimization through accurate forecasting, proactive performance monitoring, and targeted corrective actions for underperforming assets.
  • Design and oversee monthly execution of renewal strategies, ensuring alignment with portfolio objectives.
  • Prepare, present, and deliver regular reporting and insights on key performance indicators, including revenue, occupancy, RPU, and blended lease growth, at both property and portfolio levels.

Market & Competitor Analysis
  • Analyze relationship between pricing strategies, market performance, and consumer response to optimize revenue outcomes.
  • Leverage market and competitive data to identify trends, enhance performance, and drive insights that maximize asset value. Maintain ownership of competitive reporting within the approved market survey platform.
  • Continuously monitor competitor pricing and positioning to maintain a comprehensive understanding of local market dynamics.
  • Provide revenue forecasting support for newly assigned acquisitions and contribute forecasting and income recommendations during the annual budgeting process, aligned with portfolio performance targets and ownership expectations.

System, Data, & Optimization
  • Maintain and optimize system parameters (new/renewal pricing, unit amenities, and lease terms) using supply/demand and forecast data.
  • Conduct regular audits, monitor updates and compliance, and partner with Operations leadership to identify opportunities.
  • Manage rent structure and revenue management system setup for assigned portfolio and newly assigned acquisitions.
  • Train Property Management teams on revenue management tools and processes. Develop and maintain department training materials to support adoption and consistency.

QUALIFICATIONS / SKILLS:
  • Bachelor's degree required; preferred in Business, Finance, Accounting, or a related field of study.
  • Minimum 3 years of revenue management or pricing experience required.
  • Previous experience using LRO (preferred), Yieldstar, AIRM, or equivalent software required.
  • Experience using Yardi a plus.
  • Experience using HelloData or similar market survey platform to manage competitor data preferred.
  • Strong analytical skills with advanced proficiency in Excel are required. Experience with SQL, data-visualization or business intelligence tools (e.g., Power BI, Tableau) preferred.
  • Detail oriented with strong problem-solving abilities.
  • Strong interpersonal skills with the ability to influence, motivate, and build consensus across stakeholders.
  • Self-starter who works well independently, takes initiative, and effectively prioritizes.
  • Strong written and verbal communication skills, with proven ability to present complex data clearly to all levels of the organization.
  • Flexibility to travel up to 25%.
