Job description

POSITION SUMMARY

The Senior Vice President, Development & Asset Management is responsible for the strategic financial, operational, and implementation oversight of comprehensive value-add transactions across the AREP/Powerhouse Data Center portfolio. This directly supports the Managing Director of Asset Management to drive investment strategy, business plan execution, and portfolio performance.

This position reports to the Managing Director, Asset Management. It is based at our McLean, VA headquarters and has an in-office schedule. The SVP will manage one direct report and serve as a mentor to Associates and Senior Associates within the Asset Management team.

Primary Responsibilities 

  • Track, analyze, and present return performance against underwriting for investment strategy decision-making.
  • Possess and maintain an up to date understanding of the data center market landscape and the trends impacting it with regards to fiber, water, power & entitlements.
  • Manage the execution of the business plan, including working with the Construction and Development Teams in the procurement of power, water, and fiber for data center developments, including the execution of the required
  • Oversee and quality control the completion of complex financial analysis modeling for assets within the manager's portfolio, including the development budgeting process, mid-year reforecasts, quarterly cash flows, and ad hoc property-level sensitivities for prospective leasing, recapitalizations, refinancings, and dispositions.
  • Lead the due diligence process during the disposition or refinance of assets including informational and analytic requests from brokers, prospective buyers, and lenders.
  • Manage the Leasing process with the Leasing Team and Legal Counsel.
  • Participate in regular operations, leasing, and market discussions with construction and development teams to ensure cross-functional alignment and on-time, on-budget project
  • Operate as a mentor to Associates and Senior Associates on the team, cultivating analytical excellence, professional growth, and a culture of accountability.

Key Qualifications & Competencies: 

  • Bachelor's Degree in math, real estate, business finance, economics, political science, or related areas, or additional relevant working experience in lieu of degree.
  • 10+ years of work experience in commercial real estate development, asset management, or the data center industry.
  • Demonstrated leadership at a senior level.
  • Strong technical skills across the Microsoft Office suite, with advanced Excel proficiency and demonstrated experience in financial modeling required; Candidates with Yardi experience are strongly encouraged to apply.
  • Demonstrated ability to manage and coordinate across Construction, Development, Accounting, Legal, and Property Management teams in a fast-paced, entrepreneurial
  • Excellent written communication, verbal, and analytical skills necessary to communicate with internal and external partners and think through business plan strategies.
  • Strong time management skills, attention to detail and commitment to excellence.
