Job Summary
The VP of Corporate Development, xScale will be a pivotal leader in driving the business model, financing strategy, capital raising efforts, and joint venture deal making for the development and monetization of xScale assets. Reporting to the MD of xScale, this role demands deep expertise across financial analysis and modeling, debt and equity fundraising, Joint Venture (JV) frameworks and deal-making, real estate investments, and industry-specific deal activity including Hyperscalers.
The VP will collaborate extensively with senior global leaders and with key partners - Investors, Hyperscalers, and others to ensure the profitability and growth of xScale. This role operates at the intersection of capital markets strategy and commercial deal-making, serving as the primary force behind xScale's financing and monetization agenda.
Responsibilities
Business Model & Financing Strategy
  • Business Model Strategy. Develop and evaluate various business models to scale and monetize xScale. Utilize advanced financial analysis and industry insights to implement optimal strategies, considering regional nuances and staying informed on market trends and competition
  • Financing Strategy Development. Formulate comprehensive financing strategies for xScale's growth and monetization, including the ideal debt-equity mix, supported by advanced financial analysis. Guide the business in selecting the most suitable approaches, adapting to regional variations as needed
  • Capital Raising & JV Deal-Making. Lead capital raising initiatives with the MD of xScale. Identify and choose between JV partners, negotiating optimal deals to ensure profitable and sustainable scaling aligned with the xScale strategy
  • Joint Venture Management. Oversee the financial performance and strategic direction of JV partnerships across the full lifecycle of development to stabilization. Cultivate and manage relationships with external partners (e.g., Investors, Hyperscalers) to ensure alignment with strategic goals

Strategy Implementation & Performance Tracking
  • Support the MD of xScale to create and execute a detailed scale-up plan with clear targets aligned with xScale strategy timelines. Maintain full accountability for financial and monetization efforts, including realizing monetization objectives on time
  • Provide regular performance updates and insights to senior leadership. Track and report financial and operational KPIs against strategic goals, identifying risks and corrective actions proactively
  • Identify and evaluate new monetization opportunities, business model innovations, and strategic partnerships that create long-term value for the xScale platform

Cross-Functional Collaboration & Team Leadership
  • Collaborate with senior global leaders across Finance, Legal, Real Estate, and Commercial teams to achieve xScale's goals while supporting broader business objectives
  • Build and lead a global team of financial and commercial experts, establishing sustainable processes and knowledge for the organization. Provide direction, mentorship, and development opportunities to ensure quality outcomes and continuous growth
  • Foster cross-functional partnerships with Hyperscalers, investors, and other strategic partners, ensuring alignment and long-term value creation across all deal structures
  • Represent xScale externally with investors, Hyperscalers, and industry forums building the credibility and visibility of the xScale platform in global capital and real estate markets

Financial & Operational Excellence
  • Establish clear financial targets and performance metrics for xScale's capital raising, JV activity, and monetization efforts, ensuring consistent tracking and reporting
  • Continuously refine financial models, deal structures, and investment frameworks to improve returns, reduce risk exposure, and accelerate xScale's growth trajectory
  • Foster a culture of financial discipline and commercial innovation within the team, identifying and scaling best practices across xScale globally

Qualifications
Experience, Skills & Knowledge
  • Educational & Professional Background. Advanced degree (MBA, CFA, or equivalent) with 10+ years in corporate development, strategic finance, investment banking, or related fields, including senior leadership roles
  • Advanced Financial Analysis. Expertise in leading and building teams to conduct complex financial modelling, scenario analysis, and strategic planning that drive dynamic decision-making
  • Debt & Equity Fundraising. Extensive experience in structuring, negotiating, and closing both debt and equity financing deals across diverse capital structures and investor bases
  • Capital Markets & Joint Venture Expertise. Deep understanding of capital markets, investment banking processes, and investor relations; in-depth knowledge of JV structures, governance frameworks, and a history of successful deal-making. Understanding of Hyperscaler deal activity preferred
  • Real Estate Investment Knowledge. Knowledge of monetization mechanisms, financial structures, and tax and regulatory guidelines associated with real estate investments relevant to data centre and xScale assets
  • Leadership & Team Development. Experience in building, leading, and mentoring high-performing financial and commercial teams, fostering sustainable processes, knowledge, and a culture of continuous growth

The targeted pay range for this position in the following location is / locations are:
United States - Ashburn Office AEO : 272,000 - 408,000 USD / Annual
United States - Dallas Infomart Office DAI : 272,000 - 408,000 USD / Annual
Canada - Toronto Office TRO : 243,000 - 365,000 CAD / Annual
Our pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and location.The pay range shown is based on our compensation structure in place at the time of posting and may be updated periodically based on business needs. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.
