Job description

POSITION SUMMARY

The Project Manager, Construction is responsible for managing all phases of the project development of all new restaurants and the remodels of existing restaurants.  This role provides assistance, support, and guidance to partners throughout the construction phase while ensuring compliance with design requirements per Company specifications.

 

ESSENTIAL FUNCTIONS

May perform any or all of the following duties:

  • Performs site investigation research and develops project budgets and schedules for new construction, rebuilds, and remodels.
  • Directs architects and engineers in the development of required drawings for assigned projects.
  • Coordinates all project permitting with assigned architects and engineers.
  • Conducts Pre-bid meetings with general contractors and qualifies bids upon receipt.  
  • Reviews project schedules for new construction, rebuilds, and remodels, coordinates site visits and/or meetings, and provides updates to Sr. Management teams.
  • Conducts Pre-Development meetings with general contractor, architects, and engineers to discuss project plans and verifies that all necessary approvals and/or documentation have been obtained.
  • Reviews final plans and makes recommendations based on the prototype and best construction practices.
  • Schedules on-site Pre-Construction meetings approximately 2 to 3 weeks before construction (ground break) to review plans, construction, and vendor schedules, and to discuss vendor responsibilities throughout construction.
  • Performs Construction In Progress (CIP) visits from ground break to inspect rough-in work (mechanical, plumbing, and electrical) to ensure proper installation and rough-in dimensions before walls are closed and construction progresses.
  • Conducts final walk-through approximately 3 to 7 days prior to restaurant opening; ensures all trademark and branding elements adhere to Company requirements.
  • Scopes existing restaurants for remodels and prepares quarterly meeting reports.
  • Reviews contracts and recommends revisions, changes, and/or additions to contractual agreements with architects, vendors, and subcontractors.

 

POSITION QUALIFICATIONS/CORE COMPETENCIES

  • 5 years of any combination of experience and/or education that demonstrates a commanding knowledge in project management, restaurant construction, and remodel construction techniques for the QSR (quick service restaurant) industry or equivalent
  • Ability to read and interpret plans and specifications, and apply regulations and/or applicable codes
  • Working knowledge of HVAC, electrical, and plumbing systems
  • Excellent customer service skills
  • Ability to establish strong working relationships with internal and external partners
  • Ability to adapt and handle multiple types of personalities, identifying issues and/or disputes, in an effort to provide a resolution
  • Ability to use independent thinking and professional judgment
  • Excellent problem-solving skills
  • Excellent written and verbal communication skills
  • Ability to communicate effectively with all levels of management, both internally and externally
  • Flexibility to handle multiple projects simultaneously and accommodate shifting business priorities

 

WORK ENVIRONMENT

  • Construction site environment, various climatic conditions; must be able to work in adverse weather conditions

 

PHYSICAL DEMANDS

  • Climbs on ladders to rooftops to inspect equipment
  • Heavy phone usage and/or electronic communication with internal and external partners
  • Travels as needed (approximately 75%)
