Job description

On-Site Resident Maintenance Manager
Compensation: $20.00-$25.00/hour
Employer-Provided Housing: Employer-Provided Housing: This position requires the employee to reside in employer-provided housing. All housing terms, responsibilities, and costs will be outlined in a separate housing agreement that is distinct from the employment agreement. On-site 2-bedroom, 2-bath condo + utilities provided for the duration of employment.

We're looking for someone who enjoys helping others, takes pride in keeping a community running smoothly, and wants to make a real difference in the place they call home.
This is a live-on-site position, and we provide a comfortable 2-bedroom, 2-bath home with utilities included.
The Ideal Candidate
  • Takes ownership of issues and follows them through to completion
  • Communicates professionally with residents, vendors, and the Board
  • Works independently while staying aligned with Board direction

Key Responsibilities
  • Perform light maintenance, minor repairs, and small installations
  • Help keep common areas clean, safe, and well-maintained
  • Proactively identify and address issues before they escalate
  • Perform and coordinate repairs, preventative maintenance, capital projects, and equipment installations
  • Coordinate and monitor outside contractors and service providers
  • Serve as the primary on-site contact for residents
  • Respond to questions and resolve concerns in a professional manner
  • Support Board priorities and collaborate with the management company

    • Time-critical and a Valid Driver's License
    • Knowledge of general maintenance requirements (documentation, safety, required reporting, regulations, etc.)
    • Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
    • Knowledge of HVAC, including codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
    • Knowledge of OSHA worksite and personal safety requirements.
    • Knowledge of State or local governmental safety requirements.
    • Professional communication skills (phone, interpersonal, written, verbal, etc.).
    • Professional customer service skills.
    • Knowledge of company policies, procedures, and forms.
    • Time management and time critical prioritization skills.
    • Self-motivated, proactive, detail-oriented, and a team player.
    • Live on-site and be available for community needs during agreed-upon hours
    • Working knowledge of building systems, including electrical and plumbing
    • Understanding of workplace safety and compliance
    • Ability to manage supplies, tools, and maintenance documentation

    Preferred Qualifications
    • Experience supporting maintenance or capital improvement projects
