Job description

The Project Developer is responsible for developing and directing construction project management planning and execution processes to meet project design requirements, schedules, and organizational financial objectives. This role provides overall strategic governance for projects by establishing standards, processes, and tools for effective project management throughout the project lifecycle and involves coordinating with various departments to ensure that project goals are met on time and within budget. The Project Developer manages strategic client relationships, establishes clear lines of communication, analyzes project metrics to identify weaknesses or problems and proposes operational improvements and cost savings for future projects. The ideal candidate will possess strong organizational skills, a keen attention to detail, and the ability to manage multiple projects simultaneously.

Duties/Responsibilities:Client & Proposal Management
  • Participate in business development activities required for securing new work including competitively bidding on new opportunities
  • Lead proposal development activities to include planning, researching, estimating, proposal writing, and scheduling
  • Coordinate between company and client leadership to facilitate contract negotiations
  • Provide oversight and guidance to clients and project team members related to scope adherence, constructability and value management during design phases
  • Serve as the primary point of contact for clients and project stakeholders
  • Build and maintain strong client relationships, understand and communicate their needs to leadership and ensure their satisfaction
  • Manage communication and expectations with all stakeholders throughout the project lifecycle
  • Work with clients to develop project specific requirements and KPI’s related to budget, schedule, quality and safety
Planning and Project Leadership
  • Establish project objectives, scope and deliverables, ensuring alignment with company and department goals
  • Develop, manage and communicate project budgets, schedules and resource allocations with clients and leadership
  • Communicate with subcontractors and suppliers to obtain accurate, best-value pricing for all scopes of a project
  • Provide ongoing leadership and guidance to the project team during project execution, including preconstruction managers and estimators, as well as project management and site supervision
  • Provide oversight and guidance to project team members during all aspects of project execution including preconstruction, construction and closeout phases
  • Monitor project progress, identify and communicate potential issues to leadership, and implement solutions to ensure timely and on-budget delivery
  • Ensure compliance with all relevant building codes, lien laws, safety regulations, and environmental standards.
  • Identify and assess potential project risks throughout the project life cycle
  • Develop and implement risk mitigation strategies to minimize negative impacts on the project
  • Produce contract document package for handoff to Operations (Project Manager) including, but not limited to: Scope of work, budget, estimate, and schedule.
  • Oversee and assist in supervising Project Managers assigned to the projects
  • A positive attitude aimed at the relentless pursuit of solutions to resolve various challenges
  • Other duties as assigned
Required Skills/Abilities:
  • Proven leadership skills
  • Ability to work on multiple projects concurrently
  • Excellent communication, interpersonal, and negotiation skills.
Education/Experience:
  • BS Degree in Construction Management, Engineering, or other relevant discipline
  • Minimum 10 years project management or preconstruction experience with specific focus on large or complex construction projects
  • Experience with Primavera P6/ MS Project, ProEst (or database estimating system), Procore, Building Connected, 3D BIM, is preferred.
  • ProEst and Procore experience is a plus
  • Experience with food manufacturing, design-build, multi-temp thermal construction, industrial refrigeration systems, is preferred.
  • BIM experience is a plus.
Travel Requirements:
  • Ability to travel regularly for business development and to attend project meetings, corporate trainings, events, and industry relevant conferences.
  • Travel expected to be at least 25%, no relocation required
  • Maintain a professional demeanor and appearance during business trips.
  • Compliance with company travel policies and procedures.
    Physical Requirements:
    • Ability to sit, stand, and walk for long periods of time.
    • Ability to use a computer, phone, printer, scanner, and other office equipment.
    • Visual acuity for detailed work and computer use
    • Ability to lift, carry, and move up to 25 pounds of files, documents, and materials.
