Home Team is looking for a Property Management Sales Rep to Grow Home Team's property portfolio (currently at 650+ properties). This involves communicating to owners the benefits of Property Management services through Rise & Home Team as well as cross-sell the plethora of other services Rise offers. This is an opportunity to work with a top-tier investor-level portfolio. As a benchmark we won't be bringing on a property under $75k/yr in net revenue, we work with properties all the way up to $500k+/yr in bookings!
Outside of Property Management sales, you can cross-sell design, cost segregation, capital improvements, asset protection, company formation, and CPA services and tax strategy services (and pull extra commissions on those!)
  • Base Salary
    • $60,000/year
  • On-track Earnings (OTEs)
    • $110,000-$120,000; base + per-unit commission. Cross-sell opportunities and the over-ramp bonus are additional, uncapped upside.
  • Commission Structure:
    • Variable - calculated per door using the Management Per-Bedroom Tiers model. It's driven by three inputs: the property's gross annual revenue, its bedroom count, and the signed management fee
  • Ramp Bonus
    • During the 3-month ramp, +$500 for every door above that month's ramp target, on top of full per-unit commission (e.g., 2 doors in month 1 = full commission on both + $500).
  • Cross-sell Commission
    • Additional earning opportunities beyond per-door commission: Candidates can also sell ancillary services to owners: design & construction, cost segregation, CPA services, and asset protection. Uncapped upside above OTE.
  • Timezone/Working Hrs: PST-EST
    • Timezone: PST-EST (9am-5pm)
    • This is a full time, 8 hours / day position with breaks.
  • PTO/Benefits Package:
    • Paid Time Off (PTO) / Vacation: 15 days
    • Personal Days: 2 days
    • Sick leave: 8 days
    • Holidays paid: 6 days (New Year's Day, Memorial Day, 4th of July, Labor Day, Thanksgiving Day and Christmas Day)

Onboarding runs the first two weeks, covering product and differentiators, STR economics (AirDNA, occupancy/ADR, revenue management), the pitch and objection handling, HubSpot, the proposal engine, and the Rise cross-sell products. There will be a mock-pitch certification before you sell live.
Month Targets & Objectives:
  • Month 1 | 1 door | Complete certification; HubSpot proficiency; first signed owner. +$500/door over target.
  • Month 2 | 2 doors | Independent pitching +$500/door over target.
  • Month 3 | 3 doors | Full self-sourced. +$500/door over target.
  • Month 4+ | 3-5 doors (run rate) | Steady-state comp; consistent 3-5/month.

Ramp objectives beyond door count: pass mock-pitch certification by end of week 2, first signed door within 30 days, and 90%+ CRM logging compliance throughout.

  • Source Properties/Deals
    • Identify under-performing homes on AirDNA/SummerOS, competitor lists, AirBNB/VRBO & Facebook Groups
    • Get owner info/contact information and listing information
  • Outbound Calls to vetted lead lists
    • Calling through provided lead lists (provided by Sales Management)
    • We have a 16,000+ lead list segregated by listing links, revenue, comps, listing details, area/geographics, for property owners pacing $100k+/yr in revenue
    • We can create lead lists for other markets using the softwares we have access to in the case you identify a strong market to be approached
  • Cross-selling
    • Cross-sell other services within Rise; design, cost segregation, capital improvements, asset protection, company formation, and CPA services and tax strategy (and pull commissions on those!)
  • Pipeline Management
    • Manage leads in Hubspot (CRM), keep proper CRM hygiene and follow-up with leads/deals
    • Maintain strong awareness of inputs, outputs and projected deal flow
  • Analysis & Prep
    • Preparing proposals for Client proposal calls
    • Research & prepare property & revenue analysis proposal
    • Running comps/metrics on properties
  • Post-Close & Hand-off
    • Ensure Client is set up and connected well for onboarding
    • Primary: signed, qualified, onboarded doors per month (ramp 1 / 2 / 3 โ†’ 3-5 at run rate).
    • Leading activity: owner discovery calls booked per week, proposals sent per week, pipeline coverage
    • Speed: first signed door within 30 days; time-to-run-rate by month 4.
    • Quality: % of doors signed at the 20%+ standard rate (rate integrity); 90/120-day owner retention (no early cancellation); qualified-door rate ($75K+ AirDNA).
    • Cross-sell: attach rate - % of signed owners with at least one Rise cross-sell.
    • Hygiene: HubSpot activity logging and pipeline accuracy.

Desired Experience & Competencies:
  • 3+ years of experience STVR experience selling Property Management Contracts
  • 2+ years of experience building property analysis proposals & revenue analysis
  • Proficient with using Hubspot (CRM), AirDNA and SummerOS
  • Confident communicator with the ability to talk numbers and have professionalism with investor-clients, whilst also being personable/friendly
