Position Summary
The Regional Marketing Manager serves as the strategic marketing partner for an assigned portfolio of multifamily communities. This role collaborates with Operations, Regional Directors, onsite teams, ownership groups, and marketing specialists to develop and execute marketing strategies that drive occupancy, leasing performance, resident retention, and asset value.
The Regional Marketing Manager oversees portfolio marketing performance, digital strategy, client communication, budget management, analytics, and cross-functional initiatives. This position serves as the primary marketing liaison for assigned communities and provides data-driven recommendations based on market conditions, performance trends, and industry best practices.
Key Responsibilities
Portfolio Strategy & Performance
  • Develop and execute customized marketing strategies aligned with community goals, market conditions, and ownership objectives.
  • Partner with Operations and onsite teams to improve lead generation, leasing performance, resident retention, and overall marketing effectiveness.
  • Analyze property performance, competitive positioning, market trends, and campaign results to identify opportunities for growth.
  • Support acquisitions, lease-ups, rebrands, transitions, and stabilized assets through strategic marketing planning and execution.
  • Conduct market research, competitive audits, and community assessments to evaluate positioning, messaging, and marketing effectiveness.
  • Recommend and implement marketing initiatives that maximize performance and return on investment.

Client & Stakeholder Management
  • Serve as the primary marketing contact for ownership groups, asset managers, Regional Directors, and onsite teams.
  • Lead marketing presentations, performance reviews, and strategic planning discussions.
  • Prepare and present portfolio updates, quarterly business reviews, marketing assessments, and strategic recommendations.
  • Communicate campaign performance, market insights, and actionable recommendations to stakeholders.
  • Participate in ownership meetings, operational reviews, and leadership discussions as needed.

Digital Marketing & Analytics
  • Collaborate with internal specialists and external partners to develop and execute digital marketing strategies, including:
    • PPC
    • SEO

    • Geofencing
    • Reputation Management
    • Website Optimization
  • Monitor and analyze performance data from GA4, CRM platforms, advertising channels, website analytics, and reporting tools.
  • Develop monthly, quarterly, and annual performance reports with actionable insights.
  • Conduct website audits to ensure accuracy, brand consistency, user experience, and lead conversion effectiveness.
  • Oversee website launches, redesigns, migrations, and content updates.

  • Partner with onsite teams to improve lead management, follow-up processes, and conversion rates.

Budget Management
  • Develop and manage annual marketing budgets for assigned communities.
  • Monitor marketing expenditures and ensure alignment with approved budgets and business objectives.
  • Evaluate marketing investments and recommend adjustments to maximize ROI.
  • Support annual budgeting and forecasting processes with Operations and ownership groups.
  • Track spending across advertising, creative services, websites, photography, signage, resident engagement initiatives, and related marketing expenses.
  • Review vendor proposals, invoices, and project estimates for accuracy and budget compliance.
  • Maintain accurate budget documentation and provide financial updates to stakeholders as needed.

Training, Consulting & Brand Management
  • Serve as a marketing consultant and resource for onsite teams and operational leadership.
  • Support the development and delivery of training programs, presentations, and best-practice resources.
  • Ensure brand standards are consistently maintained across all marketing channels and customer touchpoints.
  • Monitor reputation management trends and communicate their impact on leasing performance and brand perception.

Project & Vendor Management
  • Manage multiple marketing projects across communities while balancing priorities, deadlines, and stakeholder expectations.
  • Coordinate with website providers, digital agencies, photographers, designers, printers, signage vendors, and other partners.
  • Oversee the development of marketing collateral, branding materials, photography, video assets, presentations, and community resources.
  • Manage creative projects from concept through implementation while ensuring quality, consistency, and adherence to brand standards.
  • Support property launches, rebrands, acquisitions, and transitions through effective project coordination.
  • Review creative deliverables and digital assets for accuracy, functionality, and alignment with company objectives.
  • Coordinate vendor billing and invoice processing to support accurate budget tracking.

Qualifications
  • Bachelor's degree in Marketing, Communications, Business, Public Relations, or a related field preferred.
  • 3-5+ years of marketing experience, preferably within multifamily housing, real estate, hospitality, agency, or related industries.
  • Experience managing multiple projects, stakeholders, properties, or business units simultaneously.
  • Strong understanding of marketing strategy, digital marketing, branding, analytics, and performance reporting.
  • Experience presenting recommendations, insights, and performance results to clients, ownership groups, and leadership teams.
  • Excellent written, verbal, presentation, organizational, and interpersonal communication skills.
  • Strong analytical and problem-solving abilities with a data-driven approach to decision-making.
