ALTA Project Manager - Land Survey & Due Diligence Programs
Fully Remote Role - Salary Range - $80k++
We are seeking an experienced ALTA Project Manager to lead the execution of complex, multi-site ALTA/NSPS Land Title Surveys and zoning due diligence projects across the United States. This role is responsible for managing project scope, schedule, budget, quality, and client communication from kickoff through final deliverables.
The ideal candidate is a confident operator who understands the intersection of real estate transactions, land surveying, and zoning compliance, and can translate technical complexity into clear direction for teams, clients, and vendors.
This role manages both standalone projects and components of larger national programs, partnering closely with Program Leadership to ensure consistency, efficiency, and high-quality deliverables across all assignments.
What You'll Do
You will serve as the central point of control for ALTA and zoning survey projects, ensuring accuracy, consistency, and timely delivery across multiple jurisdictions and stakeholders.
  • Lead single-site and multi-site ALTA/NSPS Land Title Survey and zoning projects from initiation through completion
  • Manage project budgets, schedules, scope, and resource allocation across concurrent assignments
  • Review and perform quality control on ALTA surveys and zoning reports nationwide, including complex and multi-layered title requirements
  • Interpret and apply real estate transaction requirements, zoning ordinances, and survey standards across jurisdictions
  • Coordinate field staff, internal teams, and external survey vendors to ensure alignment with project requirements
  • Identify staffing needs and manage workload distribution, including use of part-time and contracted resources
  • Provide technical guidance, mentorship, and training to project team members and field staff
  • Conduct performance oversight, including coaching, feedback, and development support
  • Monitor project health using financial and operational metrics (WIP, margins, production tracking, etc.)
  • Identify risks to scope, schedule, budget, or contractual obligations and escalate as needed
  • Present project status, risks, and solutions to internal leadership and clients
  • Support business development efforts by educating clients on ALTA and zoning due diligence services
  • Participate in process improvement initiatives and support development of new service offerings
  • Ensure compliance with internal SOPs, quality standards, and regulatory requirements
  • Represent the organization in client-facing meetings including kickoff calls, bid reviews, and presentations

  • Lead distributed teams across multiple states and concurrent projects
  • Drive accountability, workflow efficiency, and continuous improvement
  • Serve as a technical authority on ALTA/NSPS standards and commercial due diligence workflows

Requirements:
  • Bachelor's degree in Surveying, Engineering, Real Estate, Construction Management, or related field (or equivalent experience)
  • 5+ years of experience in ALTA surveys, land surveying, zoning due diligence, or commercial real estate due diligence
  • Strong understanding of ALTA/NSPS standards and survey deliverables
  • Experience managing budgets, forecasting, and project financials
  • Proven ability to manage multiple concurrent projects across geographic regions
  • Experience coordinating internal teams and external vendors
  • Strong client-facing communication skills (written and verbal)
  • Ability to interpret technical survey data and zoning requirements and translate into actionable direction
  • Proficiency with project management tools and digital workflows
  • Professional Land Surveyor (PLS) preferred

Work Style & Environment
  • Remote-friendly with minimal travel (up to ~5% for internal meetings)
  • Primarily office-based / remote project management with occasional field coordination
  • Strong autonomy with expectation of ownership over assigned programs
  • Must be comfortable working across multiple time zones and jurisdictions
