PROJECT MANAGER

POSITION SUMMARY

The Project Manager is responsible for projects related to both Vertical Works, Inc., and Riemer Remodel. Projects for this position will range from new construction homes, kitchens, bathrooms, basement finish, additions, and any other type of residential or remodeling projects. The required range of travel for this job is from the Illinois state line, west to Jefferson County, and North to Ozaukee County. This individual will be responsible to provide an unmatched customer experience from job hand off, through the length of the project, and any required warranty service. This position will require constant site visits to job sites, video and/or phone calls with customers, the updating to the customer through the companyโ€™s project management software. It should be expected that this position will include nights and weekends in order to provide an unmatched level of customer service.

OBJECTIVES:

The Project Manager is responsible for the tasks below:
  • Driving the Pre-construction walk through (project hand-off meeting), asking the right questions and having complete clarity for the project
  • Collaborate with the architect(s), designer(s), builders, and sub-contractors as needed
  • Determine, apply, and receive all necessary permits in a timely manner as well as scheduling and attending all inspections
  • Work with the customer from the start of each project through warranty service
  • Create a thoughtful and accurate schedule for each project
  • Provide any pre-construction/site protection for the site or home
  • Acquire, provide, and ensure resource availability for materials and labor
  • Negotiate with vendors, suppliers, and sub-contractors while holding them accountable
  • Provide customers clear expectations with budgets and timelines
  • Ensure that projects are delivered on-time
  • Ensure that projects are within budget and profitable as determined by the company
  • Ability to perform building related tasks to meet deadlines and generate a higher profit margin
  • Provide constant communication to the customer through meetings and project management software, daily
  • Execute any change orders prior to work commencement and collect payment within 1 week of change order
  • Drive profitability through effectively managing the project on time and below budget
  • Develop and maintain strong, strategic relationships with vendors, sub-contractors, and customers
COMPETENCIES
  • Ability to return all emails, voice, and text messages within 24hrs, includes nights and weekends
  • Provide weekly project updates to Managing Director and President
  • Meet the projects key performance indicators as agreed by the Managing Director and President
  • Have a high level of verbal, written, and organizational skills
  • Have a high level of self-accountability for meetings and deadlines
  • Ability to achieve and maintain customerโ€™s trust
  • Ability to speak clearly and be easily understood, ability to maintain eye contact when speaking with others, and ability to summarize or paraphrase to verify understanding
  • Ability to read and comprehend detailed construction blueprints and specifications
  • Ability to present yourself in a well-groomed and professional manner
  • Strong knowledge of construction tools, materials, and building practices and processes
  • Have a strong knowledge of technology including smartphones, tablets and computers
  • Incorporation of Vertical Works, Inc. business philosophies and best practices when guiding customers, vendors, and sub-contractors
EDUCATION & EXPERIENCE
  • GED or high school diploma preferred
  • At least 5 years of construction project management experience in custom residential homes, modular homes, or remodeling projects
  • Substantial experience and efficiency with computers and programs (Gmail, G-Suite, Excel, Word, BuilderTrend)
PHYSICAL REQUIREMENTS
  • Prolonged periods of driving a vehicle
  • Ability to be on your feet for 6 to 8 hours a day which will include rough terrain, uneven surfaces, ladders, stairs, and the ability to crouch, kneel, or crawl
  • Prolonged periods sitting at a desk and working on a computer

JOB TYPE: Full Time

PAY: $54,080 to $70,720 per year base salary (plus commission/bonuses, no cap)
