Job description

JOB TITLE: Asset Management Analyst
DEPARTMENT: Asset Management
REPORTS TO: Director of Asset Management
STATUS: Full-Time, Exempt, Salaried
About the Role
The Asset Management Analyst is responsible for supporting the core roles of each of its members and the overall mission of the department. This role will prepare lease analysis tools, loan compliance packages, budget review for assets currently managed by the department, and a variety of ad hoc projects necessary to help support the growth in value of the Weston owned portfolio. The primary focus of the Asset Management Department is to enhance the long-term value of real estate properties through a combination of strategies targeting revenue growth, operating expense control, capital deployment, debt management, and risk management.
What You Will Do
Asset Management
  • Perform analysis on NOI compared to budget and prior years
  • Support efforts to maintain REO schedule
  • Support efforts to complete โ€œlookbackโ€ on properties acquired (IRR calculations, narratives, cash on cash returns, etc.)
  • Prepare Capital calls
  • Maintain NAV / GAV schedules for AM properties
  • Help prepare the Investor Relations Exec Summary packages
  • Work with accounting in Investor Distributions
  • Provide detailed budget reviews during budget process
  • Perform ad hoc analysis as needed
Leasing
  • Maintain leasing activity tracker weekly
  • Review ongoing lease(s) โ€“ gain better understanding of lease structure and language
  • Perform analysis on LOIs (NER), track against budget, and provide recommendations on approach
  • Provide research and reporting on various markets where we have properties
Service Provider Management
  • Participate and prepare for 3rd party, in-house and partner calls
  • Support efforts in reviewing capital, leasing, and property management requests
  • Review and tie out 3rd party fee calculations
  • Review and summarize monthly and annual reporting packages
  • Review CAM calculations provided by the Service Provider
Debt
  • Prepare financial packages for loan agreements (i.e. quarterly reporting, DSCR calculations)
  • Prepare major lease approval drafts for lender consideration
  • Prepare a loan agreement calendar with all important dates for reporting, compliance deliverables, etc., of asset management loans
  • Prepare Cap Ex reimbursements
  • Perform debt calculations (DSCR)
Skills
  • Must be able to convey information and experience to anticipate future needs.

  • Ability to be effective in handling problems in the workplace; including anticipating, preventing, identifying and solving problems as necessary.

Education and Experience
  • Bachelorโ€™s degree in business, Finance or equivalent; or three years related experience and/or training; or equivalent combination of education or experience required
  • Previous experience with MRI software
  • Previous experience with analyzing and communicating key financial information and investment recommendations
  • Advanced knowledge of Microsoft Excel, and the ability to learn specialized real estate software; experience with Argus is preferred
  • Knowledge of real estate valuation methodologies including internal rates of return (IRR) and discounted cash flow analysis, cash on cash returns and break-even analysis
  • Understanding of income/expense statements, balance sheets, and cash flow statements
  • Previous experience analyzing and interpreting complex term sheets, loan documents, partnership agreements, and legal documents
Physical Demands and Work Environment
  • This position operates primarily in a typical office environment.
  • This is a full-time position. Workdays are Monday through Friday with occasional hours outside of regular business hours as needed.
  • Some travel is required as needed.
  • This position requires the employee to remain stationary, working on a computer for prolonged periods of time.
  • Must be able to lift up to 15 pounds.
