Position Regional Property Manager
Well established residential property management company seeking experienced Regional Property Manager to manage apartment communities located in Raleigh, North Carolina and surrounding areas. Candidate must be an independent self-starter. Knowledge of Sec. 8, Rural Development, and Tax Credit programs preferred. Computer skills and reliable transportation for travel required. Job Description
The Regional Property Manager plays a key role in driving day-to-day operations across a portfolio of multi-family properties. Duties include:
  • Hire, train, supervise and terminate, if necessary, on-site staff.
  • Prepare and present information for owners/sponsors (i.e. financial statements, marketing reports, budgets and rental schedules for signature).
  • Prepare necessary correspondence.
  • Continually monitor all advertising and marketing efforts for compliance with standards as pre-approved by the Licensed Broker or Broker-In-Charge.
  • Review, make necessary adjustments, and approve hours worked for all employees assigned to properties in current portfolio in a timely manner.
  • Complete and submit wage adjustments for approval.
  • Conduct site inspections as scheduled and complete project visit checklist.
  • Prepare for and attend audits and inspections conducted by agencies, financial institutions, auditors, etc. as instructed by supervisor.
  • Review and approve cash flow statements monthly.
  • Prepare cash flow variance explanations for all properties Quarterly (or more frequently as required by owners/agencies/financial institutions).
  • Prepare annual budgets.
  • Initiate and obtain owner and/or relevant agency approval of any rent changes (increases/decreases) in a timely manner.
  • Initiate reserve for replacement withdrawal requests.
  • Review vacancy/delinquency reports and weekly rent-up reports.
  • Determine type and quality of items to be purchased ($5000 limit). Approve bills and negotiate and/or approve contracts for services.
  • Direct employees or contractors in the performance of maintenance and repair work, check work performance, adherence to specifications, observance of safety regulations and the like.
  • Monitor and enforce operating policies and procedures as established by the company.
  • Assume direct responsibility for overall operation of assigned properties.
  • Analyze, discuss, and submit requests for capital improvement expenditures.
  • Supervise and monitor tenant relations. If necessary, meet with tenants directly to resolve issues.
  • Respond to emergencies when they occur.
  • Prepare weekly and monthly travel schedules.
  • Act as liaison between owners/sponsors and corporate/project staff.

  • College Degree preferred.
  • Five years prior industry experience preferred.
  • Affordable Housing designations preferred.
  • Excellent written and verbal communication skills required.
  • Computer software experience to include Word, Excel, Outlook or Gmail, and property management software required.
  • Basic understanding of NC Tenant/Landlord laws, Fair Housing/ADA regulations, and OSHA requirements for property management industry.
  • Most and sometimes all assigned properties will be within a reasonable driving distance. While remote work from a home office is feasible, occasional days may be spent in the corporate office located in Raleigh, NC. The remaining work days will be spent traveling to properties for physical inspections and interactions with property staffs and residents.
