Indus Management Group is a property management company in Houston specializing in renovating and restoring distressed multifamily properties. With our first acquisition in 2002, Indus Management Group currently manages 38 apartment Communities in the Houston area. We specialize in the Class B & C property space, with over 10,000 units under management. Our goal has always been and continues to be to convert distressed properties into uplifted communities.

Job Summary:ย 

The Regional Manager at Indus Communities oversees a local portfolio of multifamily communities (approximately 1,500 units) across the Southwest Houston area, including a few properties in Spring Branch that are part of the broader portfolio of 38 properties. This role provides leadership, operational oversight, and financial management to ensure strong performance across all assets. The Regional Manager supports on-site teams, drives occupancy and revenue growth, and ensures compliance with company standards, regulatory requirements, and operational objectives. This is a localized regional role and does not involve multi-city or metro-wide travel.ย 

Minimum Qualifications:

Education: High School or GED, Bachelor's degree in business, marketing, real estate or related field preferred

Experience: Minimum four (4) years of related property management experience with multi-family. Minimum one (1) year of experience leading a teamย 

License/Certification(s): Valid Texas driver's license, Certified Apartment Property Supervisor (CAPS) a plus


Knowledge/Skills/Abilities:

  • Excellent interpersonal, communication, and customer service skillsย 
  • Strong leadership, business acumen, and understanding of multi-family real estateย ย 
  • Possesses the knowledge to follow applicable federal, state, and city regulations involving Fair Housing, health and safety policies and procedures & other aspects of residential and multi-family property managementย 
  • Must be able to use a personally owned vehicle to travel to assigned local properties within Greater Houstonย 
  • Demonstrates proficiency in Microsoft Office Suite and use of property management software; proficiency with RealPage is a plusย 

Requirements

Principal Responsibilities:

Portfolio Oversight & Performanceย 

  • Provides oversight and direction for onsite property management teams.ย 
  • Ensures each community meets operational and budgetary expectations.ย 
  • Supervises multiple properties to maintain occupancy, retention, and NOI targets.ย 
  • Partners with assigned onsite managers to set performance and development goals for properties.ย 
  • Leads rehab projects upon acquisition of new properties or renovation of existing properties.ย 

Financial Managementย 

  • Creates, manages, and implements annual budgets, monitors revenue and expenditures, and implements strategies to increase net operating income.ย 
  • Monitors financial reports, controls expenses, and drives revenue growth.ย 
  • Approves rental applications, lease agreements, and ensures on-time rent collection.

Leadership and Team Developmentย 

  • Fosters a collaborative, accountable, high-performance culture across assigned properties.ย 
  • Ensures corporate training, communications, and company initiatives are effectively implemented at property level.ย 
  • Leads the hiring, training, development and performance management of property managers and onsite team members to ensure service excellence and strong operational results.ย 

Marketing and Leasing Strategyย 

  • Partners with property managers to conduct market surveys and analyze competitors.ย 
  • Develops and implements marketing strategies, monitors leasing performance, and ensures effective sales techniques are used to maintain high occupancy rates.ย 

Maintenance and Complianceย 

  • Ensures properties are compliant with city, county, and state regulations.ย 
  • Conducts property inspections to ensure quality, compliance, and curb appeal.ย 

Resident and Community Relationsย 

  • Acts as a brand ambassador by upholding Indus's brand, mission, vision, and values.ย 
  • Proactively engages with local businesses, agencies, and schools to promote Indus Communities and support long-term occupancy, reputation, and community partnerships.ย 
  • Promotes a strong sense of community by interacting with residents during property walks, onsite visits, and Foundation events, driving higher levels of engagement and long-term retention.ย 
  • Handles escalated resident concerns, lease violations, and retention strategies with the community manager.ย
