Job Summary: The Regional Manager is responsible for the overall operational, financial, and asset management performance of a portfolio of properties. This role provides leadership and oversight to property managers and site teams, ensuring alignment with company values, goals, and performance expectations. The Regional Manager plays a critical role in driving revenue, maximizing asset value, and fostering collaboration across teams to achieve targeted business outcomes.

Key Responsibilities:
Operational & Financial Management:
  • Ensure all operations comply with company policies and procedures, Fair Housing laws, the Fair Credit Reporting Act, and all applicable federal, state, and local regulations.
  • Read, analyze, and interpret financial statements and operational reports.
  • Prepare or assist in the preparation of annual operating budgets and manage expenditures accordingly.
  • Establish and monitor short- and long-term operational objectives.
  • Analyze variances from budgets and forecasts and initiate corrective actions as needed.
  • Identify and resolve current and potential operational issues to improve cash flow and maximize return on investment.
  • Develop and implement strategies to enhance asset performance and long-term value.
Asset & Capital Project Oversight:
  • Coordinate and oversee capital improvement projects within approved budgets.
  • Analyze and approve expenses within assigned authority.
  • Review and approve purchase orders.
  • Negotiate with vendors and review service contracts when necessary.
Leadership & Staff Management:
  • Supervise and support Property Managers, making key decisions related to property operations and staffing.
  • Provide coaching, counseling, team-building, and motivation to employees.
  • Oversee hiring, training, performance evaluations, disciplinary actions, and terminations of property staff.
  • Support employee development and ensure appropriate documentation of performance.
Resident Relations & Compliance:
  • Oversee and support site teams in addressing and resolving resident concerns and complaints.
  • Ensure enforcement of occupancy rules and company standards.
  • Identify areas for operational improvement and recommend best practices for implementation.
Performance Monitoring & Marketing:
  • Conduct regular site visits and inspections to ensure operational excellence.
  • Monitor property performance metrics including traffic, occupancy, closing ratios, renewal rates, delinquencies, and market trends.
  • Assist and guide Property Managers in developing and executing effective marketing strategies.

Qualifications:
Experience:
  • Minimum of three (3) years of on-site property management experience.
  • Previous supervisory experience with a proven record of success.
Education & Certifications:
  • High School Diploma or equivalent required.
  • Certified Apartment Manager (CAM) designation preferred.
Skills & Abilities:
  • Strong financial and analytical skills.
  • Excellent written and verbal communication skills in English.
  • Ability to lead, motivate, and develop teams.
  • Strong organizational, problem-solving, and decision-making abilities.
Technical Proficiency:
  • Proficient in Microsoft Word, Excel, and Outlook.
  • Experience with Yardi Voyager or similar property management software preferred.
Your Work Schedule:
  • Monday – Friday, 9:00 AM – 5:00 PM. (minimum 40 hours per week).
  • Full-Time, On-Site.
  • Regular travel to assigned properties is required.
