Job description

Job Title: Property Accountant (CAM & Recoveries)
Employment Type: Full-Time

Position Overview

The Property Accountant is responsible for managing accounting activities for a commercial real estate portfolio, with a primary focus on Common Area Maintenance (CAM), operating expense recoveries, real estate taxes, and insurance. This role ensures accurate expense allocation, lease compliance, and timely tenant billings while supporting property management and asset management teams.

This position is ideal for a Property Accountant with strong CAM experience who is comfortable interpreting commercial lease language, managing reconciliations, and handling tenant inquiries in a deadline-driven environment.


Key Responsibilities

โ€ข Prepare and complete annual CAM and operating expense reconciliations for commercial properties
โ€ข Manage real estate tax and insurance reconciliations in accordance with lease terms
โ€ข Ensure accuracy through general ledger, expense, billing, and rent roll tie-outs
โ€ข Calculate CAM budgets, true-ups, and recovery accruals
โ€ข Review and abstract commercial leases to determine recoverable expenses
โ€ข Support tenant audits and respond to CAM and recovery-related inquiries
โ€ข Maintain and ensure the integrity of CAM pools and recovery structures
โ€ข Partner with property management and asset management teams to resolve discrepancies
โ€ข Assist with preparation of annual rent letters and tenant billings
โ€ข Support month-end close and ad hoc accounting projects as needed
โ€ข Perform other related duties as assigned


Qualifications

โ€ข Bachelorโ€™s degree in Accounting, Finance, or a related field
โ€ข 3+ years of property or real estate accounting experience
โ€ข Strong CAM, operating expense, and recovery accounting experience
โ€ข Proficiency in Microsoft Excel, including reconciliations and financial analysis
โ€ข Experience with commercial property accounting systems such as Yardi or similar
โ€ข Solid understanding of commercial lease language and expense recoveries
โ€ข Strong attention to detail and ability to meet deadlines
โ€ข Excellent analytical and communication skills
โ€ข Ability to work independently and manage multiple priorities
