Job description

We are seeking a Senior Manager, Real Estate Site Selection, Acquisition and Development to join our team! The Senior Manager will help develop the location strategy to determine where to pursue sites, run the end-to-end site selection process, negotiate land acquisition contracts, and conduct due diligence necessary to acquire sites and grow our Data Center portfolio, ultimately creating a pipeline of high-quality data center sites that are ready for construction.
In this role, you will work directly with land owners/investors, data center developers, local jurisdictions, land use attorneys and consultants to identify and successfully navigate the required real estate entitlements to acquire and develop new data center sites.
We are looking for someone who is ambitious and ready to help tackle challenges, with great verbal and written communication skills, technical comfort, superb organizational and project management capabilities, a strong strategic mindset, and the ability to work in a dynamic environment, often with limited direction. This individual must operate with the highest level of integrity while working with landowners, communities, and government officials, and support our commitment to responsible site selection, including the highest level of respect for the environment and the communities in which they operate.

What You Will Do:

  • Lead land development efforts on new projects.
  • Assess the entitlements process (rezonings, land use permitting, etc.), lead relationships with government officials, community stakeholders, etc., and work with colleagues and external consultants to complete entitlement work.
  • Work with internal and external commercial and technical teams to identify, define, and pursue new site selection projects and initiatives that will help meet the data center industry's growth needs.
  • Build and lead teams of vendors and consultants to evaluate site feasibility.
  • Assist in developing site plans that deliver the best in class product consistent with market conditions.
  • Lead multiple complex contract negotiations.
  • Manage engineering consultants to complete various stages of technical due diligence; understand the implications of the study results and be able to develop a commercial strategy, such as which risks can/should be mitigated, what are the appropriate action items to mitigate risks, and how much money should be spent to do so.
  • Work cross-functionally with other internal and external teams, including Design Engineering, Legal, Tax, External Affairs, Policy and Regulatory, and Construction to inform the project and real estate strategy.
  • Manage communications with a variety of project stakeholders (landowners, utility company representatives, economic development officers, government officials, vendors, consultants, legal counsel, internal subject matter experts and executives, customers, etc.).
  • Understanding the technical requirements of our design engineering teams and developing solutions that meet the design and business objectives.
  • Involvement in the full construction process to deliver all aspects of a project to include building, data center specific power, and all other site utilities.
  • Facilitate strategy for required infrastructure improvements. Facilitate internal and external design and development partners for their functional area deliveries as related to Real Estate Site Selection, Acquisition and Development.
  • Cultivate local government relationships and lead the entitlement process.
  • Partner with developers and the local jurisdiction and participate in any local meetings and hearings relating to these projects.
  • Preparation of transaction summaries to the senior management team regarding progress, financial approvals and overall deal costs / benefits.
  • Develop project summaries and strategy presentations for internal teams and customers.
  • Support the development of processes, standards, and tools to implement a repeatable process for site selection, acquisitions, and contracting.

What We Are Looking For:

Required

  • 5+ years of professional experience in site selection, project management, and/or the development of data centers, real estate, or other large infrastructure or capital projects.
  • 5+ years experience developing, negotiating and executing business agreements.
  • Bachelor's Degree.
  • Experience managing relationships and representing business interests with governments, utilities, potential suppliers, and other stakeholders.
  • Comfort communicating commercial, market, and contractual details to management.
  • Experience managing programs across cross functional teams, building processes and coordinating release schedules.
  • Ability to work independently, think creatively, and deliver results with limited direction.
  • Strong negotiation skills.
  • Strong written and verbal communication skills.
  • Strong organizational and project management skills.
  • High attention to detail.
  • Proficient in MS Word, Excel, and PowerPoint. Salesforce is a plus.
  • Travel required.

Preferred Qualifications

  • Experience in negotiating complex agreements with an understanding of legal terminology and reasoning.
  • Experience interpreting technical or engineering data and making business recommendations.
