Overview
Director of Real Estate
Location: Hybrid in Franklin, TN
About the Role
The Director of Real Estate will oversee the design, development, execution, and administration of a real estate strategy that aligns with the enterprise business strategy for Acadia Healthcare. This role will focus on supporting the company's growth through geographic, market, and site level evaluation of DeNovo facility properties, bed and facility expansions at existing locations that have real estate needs, existing market relocation strategies, supporting M&A transactions, and/or divestment valuation and analysis for existing properties where required. Additionally, the Director of Real Estate will be responsible for managing the existing portfolio of all real estate operations, including the ongoing management of all leased properties.

Responsibilities
Essential Functions
  • With key stakeholders develop a strategic plan for all real estate including owned buildings, land, master leased buildings, and the lease portfolio
  • Define the long-range real estate capital plans to integrate into the enterprise capital plan
  • Manage a team structure that combines existing team members, our strategic partners, and other 3rd party firms to effectively administer all real estate functions
  • Administer and operate the strategic plan in a manner that is consistent with industry leading commercial real estate operators, both financially sustainable and profitable
  • Provide leadership and support for the real estate transactions program including establishing and administering the strategic leasing program for owned and master leases assets, along with acquisitions, dispositions, ground leasing, and expenses leasing
  • Partner with Operations and Finance in supporting the implementation of strategic transactions for the organization, including:
    • Joint Venture
    • DeNovo acquisition, both greenfield new builds and conversion opportunities
    • Strategic Asset acquisitions - land, buildings, hospitals, clinics
    • Divestitures of existing properties
  • With the SVP of Facilities & Construction, develop a multi-year, system wide capital plan to incorporate the portfolio optimization initiative needs
  • Support the Capital Allocation process to ensure funding for asset investments and tenant improvement capital is secured
  • Lead the development of Real Estate Administration playbooks, templates and tool kits, and train key business unit stakeholders
  • Prioritize the training and development of direct reports and all individual contributors in the real estate group
  • Perform other duties as assigned

Qualifications
Education/Experience/Skill Requirements
  • Bachelor's degree in Business or a relevant field is REQUIRED
  • Significant real estate and asset management, with at least 10 years of experience working with large-scale, complex national networks preferred
  • Significant knowledge in the administration of healthcare compliance programs with detailed knowledge of Stark & Anti-Kickback, and referral source relationships
  • Demonstrated experience in the development of high performing teams
  • Experience in strategizing, creating and implementing multi-year strategic plans
  • Ability to assess current assets both owned and leased; and determine highest and best uses as well as creative alternatives
  • Strong management skills within a multifaceted and complex organization with a diverse set of perspectives
  • Knowledge of organizational structure, workflow, customer service standards, and operational expectations
  • Good organization skills with the ability to prioritize workload and successfully manage all financial activities
  • Strong analytical skills and demonstrated management and supervisory capabilities are required
  • A cooperative approach to problem solving with the capability of building consensus and support, working across functional lines to engage disparate resources to work together to achieve desired results
  • Ability to effectively manage conflicting demands for internal resources and leverage those resources through external partnerships
  • Excellent written, verbal communication and interpersonal skills with the ability to work effectively at all levels of the organization
  • Ability to make quality, independent decisions; based on strong analytical and problem-solving skills
  • Able to effectively present information and respond to questions from hospital and regional management
