As one of the fastest-growing drive-thru coffee concepts in America, we're building something massive - and we're looking for a Real Estate Manager to help drive that growth forward.


This opportunity is with a rapidly expanding multi-unit quick-service restaurant platform developing locations across Michigan, New York, and beyond. You will own a territory, hunt and close drive-thru sites, and be measured on executed deals - not activity. You report directly to our VP of Development and work alongside a dedicated outside development team that takes your signed deals through permitting and construction.


We are looking for driven, strategic, and execution-focused real estate professionals who thrive in a fast-paced, high-growth environment.


The Real Estate Manager will play a critical role in identifying, evaluating, and securing high-quality locations that support our aggressive expansion strategy. This role works closely with leadership, brokers, developers, landlords, and cross-functional teams to move deals from site selection through lease execution.


Role Responsibilities


Site Identification & Market Development

  • Source and evaluate ~5 sites per month in your territory using our trade-area pin maps, drive-time analytics, broker network, and your own direct deal-making
  • Run each deal through test fit, internal approval, and 7 Brew corporate approval on tight, published timelines
  • Negotiate and execute LOIs and ground leases/PSAs - 20+ signed deals per year is the quota
  • Maintain a live pipeline of 30+ active sites so opening plans are never constrained by site availability
  • Keep every deal current in our development tracker and hand off clean, complete deal files to the development team

Four KPIs, defined in writing on day one: signed deals per year (20+), pipeline depth (30+ active sites), gate velocity against published cycle-time goals, and deal quality against our deal-points checklist. We measure results, not activity.

Requirements

Ideal Candidate

  • 3+ years in site acquisition / real estate development for QSR, drive-thru, fuel/convenience, or multi-unit retail - you have personally sourced and closed deals
  • A working broker network in Michigan, Ohio, or Western New York (or the ability to build one fast)
  • Fluency in LOIs, ground leases, purchase agreements, title, and entitlement basics - you know what kills a drive-thru deal (setbacks, stacking, curb cuts) before the lawyers do
  • Comfortable being measured weekly on a number, and hungry to be paid on it
  • Willingness to travel your territory regularly; valid driver's license
  • Self-starter mindset with strong attention to detail and follow-through
  • Ability to travel as needed for site visits and market development
  • Passionate about growth, development, and being part of a high-performance team
